Ready? Good evening, Honorable Chair, Vice Chair, and members of the Planning Commission. Before you is conditional use permit CP26-04 to allow for the operation of a warehouse for the storage and distribution of doors, windows, and similar building materials within an enclosed building location, a building located in the industrial eye zone. Before we continue, planning staff would like to bring to the planning commission's attention that this request is the first CUP to be processed for proposed warehouse use since the adoption of the revised warehouse regulations late last year. For the Commission's information, the regulations were recently revised to allow for warehouse uses as a permitted by right use in the iZone when the square footage is less than 10,000 square feet. The subject property exceeds these thresholds when requires a CUP for this reason identified in the updated regulations. And we'll elaborate further into this in the presentation, but just wanted to acknowledge this point for the Commission. Next slide, please. Thank you. The subject property is located west of Little John Street and north of Los Angeles Street at 4517 Little John Street. The subject site is approximately 0.81 acres in lot area. The site is currently improved with an approximately 15,000 square foot tilt up warehouse and office building. Directly surrounding the property are similar industrial and office related uses. The interstate 605 highway is located to the west of the property. Located to the east of the property are similar industrial uses and further to the east, single family homes.

The applicant anchor home products is proposing to use the existing building as a warehouse for doors windows and similar building related materials within the enclosed building. shown on the current slide is the existing site plan for the property, there are no exterior alterations or changes being proposed to the existing site as a part of the application.

Shown on this current slide is the floor plan for the warehouse building. The applicant is proposing to install new storage racks within the interior of the building to accommodate the warehouse use. No other alterations are being proposed to the unit. And for the Commission's attention, the storage racks would be located on the upper portion of the diagram. You'll see that that's where they're installing the racks.

The current slide shows on-site photographs of the subject property. As previously mentioned, there are no proposed additions or alterations to the exterior of the existing industrial building. As it relates to the proposed operations, the applicant has noted in their enclosed operations plan that shipments will be delivered to and from the facility by delivery trucks wherein no more than one delivery truck offloading or shipping products from the facility will be present at any given time. Based on these statements, conditions of approval have been included in the enclosed resolution that limit the number of delivery trucks present at the facility, as well as prohibit the outdoor storage of products and or pallets within the subject property to avoid any potential impacts to the surrounding neighborhood.

I just have one question. Regarding the exterior bay, it said on page two that there's three exterior bays located on the west of the property. And it actually said that those would be used Those would be used for deliveries. And then on the findings, it said that there's two exterior bays. Are those different? One will be used for inside deliveries and one will be used for outside deliveries? Or are they the same ones?

As far as previously used as warehouse or previous use overall? Let me just get that information. So 2024? Yes. so the property was last used as a warehouse in 2022 since then there was a change in use where they operated more as manufacturing within that space um and that uh operation ceased in 2024 so it's been vacant at least from what our business license records say since then um and Even though it was used as a warehouse before, because there was a change of use, that then triggers the CUP requirement, not only because of the change of use, but because of the size thresholds noted earlier in the presentation.
