DeWalt Corporation (applicant), representing 5801 Morning Drive, LLC (property owner), is proposing to subdivide 80.83 acres into 4 parcels and 1 designated remainder in an R-1 (Single-Unit Dwelling) and R-3/PUD (Medium Density Multi-Unit Dwelling/Planned Unit Development) zone located generally east of Morning Drive and south of Paladino Drive. A finding that the project is exempt from the California Environmental Quality Act will also be considered. (Ward 3) Staff recommends approval of Tentative Parcel Map No. 12619 and its notice of exemption.

The project includes a request for an alternate lot and street design, and waiver of mineral rights signatures pursuant to BMC 16.20.060.A.1. Use of a previously adopted Mitigated Negative Declaration will also be considered. (Ward 5) Staff recommends approval of Vesting Tentative Tract Map No. 7410 (Phased) and its Mitigated Negative Declaration.
