On August 18th, the Ann Arbor Planning Commission welcomes you to the weekly regular yoga session. My name is Donald Weij. I will be attending today's yoga session. For detailed information on our yoga activities, check out the yoga agenda available on DICE's website. Manager Kelly, can you please call Deivayi Hajar?
Yes, Commissioner Mariah, I am looking forward to a pleasant meeting with Hammersmith and Adams.
Weij, there he is. Lee. Dish?
Yes.
Mills?
Yes.
Weatherby?
Yes.
Norden? Yes. Begum?
Yes. The war is over.
We can take Commissioner Lee in now. That's why we... Yes. I'm taking him in as he is present. Good. Thank you, Manager Kelly. Will you get a permit to accept the agenda? Commissioner Mills announced that the council has approved the dish. Those who approve the permit, say yes. Yes. Are there any opposed? The permit has been passed. Will you get a permit to accept the minutes of the planning commission on August 5, 2026? Commissioner Weatherby announced that the council has approved the dish. Do you have anything to discuss about the minutes? Those who agree, say yes. Those who disagree, say yes. Those who disagree, say yes. Those who disagree, say yes. Those who disagree, say yes. Those who disagree, say yes. Those who disagree, say yes. Those who disagree, say yes. Those who disagree, say yes. I believe that our comments have been approved in your favour.
Oh, please forgive us. Yes, our comments have been approved. After the public's opinion time, the Commissioner's opinion time has been reduced to a small change. The agreement was missed in the agenda. Kelly may have had something else to pay attention to, but it was a very small deal.
Thank you, Council Administrator. Now, let's listen to the manager's report from Manager Kelly.
From last night's Council meeting, I only heard reports that the Planning Commission was interested. UDC received seven responses to the development review process RFP. They submitted to the city on August 11th. In the coming months, a group of employees are working to score, evaluate and approve an instruction from the CET Council. I am happy to share the details of the working sessions that are taking place on August 25th. In that, an announcement will be made about the Commissioner Sarah Mills Data Centre. If you have any questions regarding the session, please let them know.
Thank you, Manager Kelly. Is there anything else to report to other Commission employees or committee representatives? The information available through RECA is in today's packet. You can access it through LEGISTA and LEGISTA. You can go to a2gov.legista.com. Then click on the calendar. Click on the CET Planning Commission. Scroll to the following date, August 18th. Click on the link for our agenda. Each page of the agenda will have a link with the details of the packet in front of us. That's why we move on to the sixth page of the agenda. People have three minutes to talk about topics that are not included in the general hearing or in the general opinion. First of all, we will listen to the comments from the people in the chamber along with us, and then we will move on to those who participate online. If you are on the phone, press the star 9, or if you are using zoom zoom, use the raise hand raise hand feature. To connect through the phone, dial the number 8778535247 and enter the ID of 97766341226. City people will recognize you with the last three lines of your phone number or with your name if you are in Zoom. When you are tired of talking, you can hear a message. Please move to a quiet place. Avoid the noise in the background. Whether you are in the chamber or online, when all the members start talking, make your name and address clear. Is there anyone here in the chamber who wants to talk to us? Good evening.
Good evening. My name is Sarah Lawrence. I am the Executive Director of the Ann Arbor Community Land Trust. First of all, I would like to thank you for your service to the community. I know that you are very hardworking in this service. I appreciate it very much. I would like to give a small report on the progress of the Community Land Trust. We have started construction operations on one of our sites. This is a pleasant thing. There were small problems. Some came up unexpectedly from below the earth. They have now been removed. So things are moving forward well. Our buyers are eagerly waiting to build these houses and other houses. As you may know, there are about 1000 people waiting to buy a house. Yesterday, I was reviewing the Anarbal CET guide for food delivery. On page 14, there is a report on the real estate sector. I agree with the things I know about this sector. Last year, in the sale of single-family houses worth $2,50,000, 14 houses were sold. 14 single-family houses worth less than $2,50,000 were sold, that is, $2,000 per month or $2,500 in return. That's a lot. Then, it is said that 88 condos were sold for less than $2,50,000. But when I checked how many 3-bedrooms were there, it was only 11. So, last year, only about 25 houses were sold to families with income from the Ann Arbor Public School. If there is a little help from the Community Land Trust, we will be able to make this happen. The fact that more modern zoning is required for infill projects is what makes us happy. We need two or three units. We need facilities to build very small places or condos. So we would like to see such a system in the new project that you have worked hard to create. Many people who serve our society and help our society can't buy a house and live here. So we want to make this possible. I will contact you. Thank you. Good. Thank you.
Is there anyone else who wants to speak at this time? Oh, Mr. Garber, I came in at the time of your comments. Would you like to say anything at this time? Okay, okay. Is there anyone who is participating online? No one has raised their hand. Okay. I am concluding the acceptance of the public's comments and moving on to the seventh agenda. That is the wish of the commissioners. Is there anything like that? Let's move on to the 8th agenda, the general hearing that is scheduled for the next meeting. Is there anything like that, Manager Kelly? There are no general hearings. However, there is a general opinion that has been made in advance in your agenda. It is about the road of 3005 pk. This is a site plan for the approval of a planning commission. The Maliniya Samskarana Commission is moving from the south side of the site to the north side and adding 4 class bikes and parking spaces. It is the approval of the residents. Thank you. Now, let's move on to the ninth agenda. Unresolved things. Nothing like that. The next business is 10A, 525 Detroit Street. The use of 525 Detroit Street for special use is SEU 26, Poojam Poojam Poojam 1. In 525 Detroit Street, that is, in the old Treasure Mart building, the use of this special use is for religious purposes. If it was approved in 2021, which was approved by the SEU before this, it will be approved in the near future. This site is designed according to the approval site plan. No new development has been indicated. This is in the R4C zone. It is established in Ward 1. It is the approval of the residents. So we can start from the approval of the victims. We will continue to the staff approval of the planner. After that, we will have a general hearing. We will read the sermon, read the sermon that was given at the time of discussion, and will continue to give a speech for approval or denial. Welcome. Thank you. Yes, welcome.
My name is Ron C. Slack. I am a member of Redeemer Church, Ann Arbor. I have come here to give a brief description about our church and about what stage we are in. As you might have guessed, in 2021, we got approval from SCU and SCU. We did not think that we would be able to come here again in search of a new approval, but we had to change some design problems, designer problems, and real-estate issues, as well as budget issues. Unfortunately, we had to postpone our construction projects. Our construction projects have been going on for about a year. We expect that this year, December 1, the work will be completed. Therefore, we expect that you will be able to move into our building. Our building, for those who do not know about it, was built in 1853, when it was called the Treasure Market. Later, it was run by several groups including it. We have made good efforts to maintain the original building. Our architect, Hawkins Benz, has done a great job in creating the original building. We still call it the Treasure Market. This was the Treasure Market only for a very short time. The building was renovated and the other facilities needed for today's modern building were added to it and a good construction was done. In a nutshell, the actual building had 5,000 square feet. In addition to that, we have added 3,700 square feet to the floor. A lift for the guests, storage rooms with modern facilities, as well as other mechanical and utility facilities for the current building that were not needed at that time. In our hands, There are pictures. You think you can see the picture of the building. It is what you see when you look at it from Detroit Street. As you can see, there is a new entrance plaza in front. In fact, they were in the process of building its foundation today. It will help us to collect the necessary facilities for the entrance and the building from Detroit Street. The back of the building. It is like this. Once again, you can see the actual building in front of you, the new building behind you, and the new windows. We have not made any changes after accepting the building or site plan in reality. We are waiting for you to go to the site. We want to do less work and improve landscaping. We got a lot of support from the local homeowners association. They give us 100% support in this matter. They really like what we do. So, if you have any questions, I am happy to answer them. If you need anything, we will call you back. Thank you for your support. Now, the staff can go to the Planner Thatcher for support.
I don't have much to add to that. This is a very simple one. Since it was first approved in 2022, there have been some changes in the nearby area, but there is no objection to its permanent use. Thank you, Planner Thatcher.
Thank you for watching. If you use the last three digits of their phone number in Zoom, the CET staff will know your name. When it's time for you to speak, you will receive a notification. Make sure it's a silent place. Avoid the noise in the background. When all the members, whether in the Chamber or online, start speaking, don't say your name and address. Is there anyone here who wants to speak on this matter? Manager Kelly.
No one has raised their hand.
Okay, I will end the public hearing and read the statement. The Ann Arbor City Planning Commission has found that the E. Harjee Chapter 55 Unified Development Code Section 5.29.5D special exceptions are in use, so it approves the use of these special exceptions in 525 Detroit's religious congregations. This application is based on the following guidelines. 1. Prohibition of use of R4C Multifamily Residential Districts. This provides accommodation with special limits for religious gatherings. 2. Prohibition of use of traffic. It does not harm pedestrians, cyclists or road junctions. Entry to the Detroit Street site is provided. The intended use is considered to be permanent and the surrounding use is considered to be used. The traffic is also as follows. Third, the site's permanent and intended use is considered to be permanent and the surrounding use is considered to be permanent and the surrounding use is considered to be permanent and the surrounding use is considered to be permanent and the surrounding use is considered to be permanent and the surrounding use is considered to be permanent and the surrounding use is considered to be permanent and the surrounding use is considered to be permanent and the surrounding use is considered to be permanent and the surrounding use is considered to be permanent and the surrounding use is considered to be permanent and the surrounding use is considered to be permanent and the surrounding use is considered to be permanent and the surrounding use is considered to be permanent and the surrounding use is considered to be permanent and the surrounding use is considered to be permanent and the surrounding use is considered to be permanent and the surrounding use is considered to be permanent and the surrounding use is considered to be permanent and the surrounding use is considered to be permanent and the surrounding use Okay, Commissioner Mills. Next Commissioner Norton.
Let me just say that I agree that this is a very simple matter. I apologize for the lack of time. I can fully cooperate. I have been working with you for 14 months. So I am with you. If things had happened at the right time, you wouldn't have had to come back to us. So, I think this is a very easy one. I would also like to thank the staff. I value the history of this case. So, I am happy when I get that picture in our staff reports. Thank you.
Thank you, Commissioner Mills. Commissioner Norden. I can only say that I often run through Detroit streets. I am observing the progress of your method. I really appreciate the reconstruction of the front face. That is wonderful. Thank you. I think this is a clear recognition. I am happy to hear this. Do you have anything else to say to the commissioners? Are we ready to vote? Can we call Manjar Kelly as Deva? On the occasion of the inauguration, yes, yes, yes, yes, yes, yes, yes, yes, yes, yes, yes, yes, yes, yes, yes, yes, yes, yes, yes, yes, yes, yes, yes, yes, yes, yes, yes, yes, yes, yes, yes, yes, yes, yes, yes, yes, yes. This brings us to the 10B regular business 548 South 5th Avenue rezoning area plan. REZ 26 Poojam Poojam Poojam 7 548 South 5th Avenue, 7600 sq.ft. area, R4C multi-family residence, D1 downtown core base, Midtown character overlay, secondary street frontage, anyway, arrangements to be resumed. In the main building of 558 South 5th Avenue, a high-rise residential building is being constructed for a special inspection. This site is also intended to include this building in the plan. Staff Subharsha agrees. Let's start with the speaker's introduction. I can see Mr. Bradley Moore here. Let's start with him. Next, we will go to Planner DeLioi. After that, we will hear a general debate. I will read the speech. After that, we will talk. Let's continue with the voting. Mr. Moore, if you are ready, you can come forward. Thank you. J. Bradley Moore and Associates Architects' Brad Moore. I know this will be an old experience for most of you. This year, the dean came to you earlier this year to rezone nine places that were allowed for the proposed high-rise development. When that rezone was completed, a resident approached us and asked if we were interested in buying their property. Excuse me, Mr. Moore is stopping us. Could you please show us your presentation?
Are you promoting the school?
Mom, I'm not promoting anything. What should I do? Leo can help you.
Can you raise the microphone so that I can hear a little better? Thank you. That's all. Oh, okay. I understand. We've been here before. I understand. That's it.
I'm happy to know that. Mr. Moore, when you start promoting, can you move the mic a little forward?
That will help.
But he is not sure if he heard it. So, we got one more place, i.e. the tenth place. So, we were able to create a model of this tenth place. Some of the members of the design team are here today. Some are participating online. This helps to make practical changes in the method. Bradstrader is here to discuss those changes. Just like the other 9 places, we expect you to decide to rezone this 10th place as well. Now, I salute Bradstrader. Thank you. Shubha Sayanam. Bradstrader from Sinkar Consulting. Greetings again. I'll try to run this quickly. Do not hesitate to ask any questions after the announcement. This is a reminder that the site is located between Madison's 4th and 5th streets. We have made some pictures for this. This is an area plan and a rezoning. Still, I would like to show you some examples. This is the view from the stadium from the north. This is the main slide, I think. This is the difference between the area plan and the rezoning. The 10th place we recently added is in the north corner of Moola. With the addition of this 10th parcel, there have been a lot of changes. Many of them are things that the planning commission suggested. Commissioner Ditcher felt that even if he didn't like the fact that there were two driveways on the 4th street on one side, he would accept it. Okay, we had some concerns about that. By adding that tenth parcel, we were able to fix the site. Now, there is one access point on the 4th street and two one-way access points on the 5th street. We got permission for three driveways. But in reality, two partial driveways and a full movement driveway are the same. As the parcels progress, there is now a setback on the north side. The Planning Commission earlier said about the unnatural setback in this. But as it was implemented in the 10th parcel, it made it more visible. Another thing that was mentioned in the previous public hearing was that people were outside on the 4th or 5th street. Forgive me, it's the 5th street. With the addition of the 10th parcel, we now have a portico one-way driveway. The driveway outside on the 5th street now has a great view. I will show it in a few renderings. Another thing that inspired us to bring a more lively street-scape was the living room, especially Alexis. Some of the pictures can be seen more clearly in the site plan later. In one of the Bavi meetings, we have made it possible for us not to walk in Madison. This is a combination of rezoning, bedrooms, parking and parking. If you have further questions, we can come back to this. This is a site plan issue. There are a few more views from the site here. These floor plans are shown vertically. When we did the same with the old building, we were able to make things more specific and safe. So, bike parking, walkways, entrance, and views are all more safe in this design. In the lower part of Madison, we have installed walk-out units to create a beautiful streetscape around Madison. It was a big change made by the Alexis design team. Even though it took a short time, we made it a very good design project. These are the most important parts of the floor plan. We are working with your department. This will be more clear in the site plan. Since the planning commission is very interested in this, if you have any doubts, please contact our department. Last week, we were able to have a very good meeting with your department team. This slide is used to show the driveway on 5th street. The public and commissioners had told us about the distance before leaving the site. There is a view on the right side of the road, but the exit drive was able to provide a better view of Madison. This is a great view. You can see the beautiful view of Madison through here. This is another view from the school. The exit drive to the 5th street shows this well. You can see the materials used to make the entrance to Madison Park attractive. A major attraction has been added to Moola. You can also see the paths leading to Madison Avenue. I think we were able to make major changes to the facilities on the street. With your help, we were able to make the right kind of bump outs. Even if the size of the crossings is reduced, street sweepers, trucks, fire engines, and buses will be able to pass through comfortably. Many discussions have been held with the engineering department, and they have been able to resolve them. This is just a brief description of the area plan. If the area plan and rezoning are approved, we can come back with more details about the site plan. Thank you very much. Next, the planner will present the presentation. We will move forward. Thank you.
I think the views of this project have been beautifully explained by Brad and Brad. I will focus my attention on the technical details. And as I said, this is the 548th South 5th Avenue Resort and Area Plan, which is dedicated to the approval of the CET Council. This is located at the foot of South 5th Avenue between Ward 5 in Parkard and East Madison. This is an attempt to move the 7600 square feet area from R4C to D1. This has a midtown nature and a secondary street frontage. It will help to expand the 41,000 square feet area in the state to about 50,000 square feet. This site contains a two-unit carpet. It will be put in this recovery room. More details can be seen in the pocket. To help the Planning Commission and the CET Council to make decisions, all resourcing volunteers are required to answer six questions. How much is resourcing required? How will it affect the public and the nearby facilities? How will it benefit the city? You will get information on how to fulfill these needs. You must check if there are any changes or changes in the city or if there are any other changes. One of the major research projects for rezoning is a comprehensive plan. It was passed by us in March, 2026. The development of the city and the future of the city are being considered. This is particularly important for the environmental health. The entire block of 548 South 5th Avenue and the use of the mid-range density of the park is being planned to be moved to the Hub Future Land Use Department. This is a mixed-use area that combines Parpida and Vanija uses. This is located around the transit hubs. This section of the city's most modern development is focused on maximizing local connectivity. This hub is meant to be a substitute for the D1, D2, and TC1 districts of Nilavalli. All the areas that have been named as D1, D2, and TC1 in Nilavalli are called as hubs. In addition, other areas with different zoning standards also need to be upzoned or changed or parallel zoned. Let's talk a little about the specific zoning required. According to the zoning scheme in our state, a base overlay and frontage structure for downtown is also required. Base districts also regulate the amount of use allowed. Overlay districts regulate the shape, height, height of the buildings or the setbacks in the back. Frontage structure regulates the setback in the front. These three are also required for a complete dimensional state. All the questions in the staff report have been submitted. This special request D1 is required to establish a base in Midtown Overlay and a secondary street frontage. This is in accordance with the location of the Dean site that is close to the site. It is advisable to implement a comprehensive plan for the use of land in Mumbai before a hub district is used and approved. I have already discussed about the regulations regarding residential zoning. There is a requirement that residential zoning must have a 10-foot fence or a setback. The staff agreed to accept this regulation because it will create a new generation of dimensional buildings. There is an option for the D1 Midtown character in the code, but the facilities have not been designed for the situations where the Midtown character D1 or D2 is not available. That's why there is no respect for side or rear setbacks. It was not considered necessary. In such incidents, character overlay districts were expected to have minimum side setbacks of 5 to 40 feet. It seems that 10 feet of width is fair and just. The staff report that our development review team has conducted a normal staff evaluation makes it clear. Without any further comments, the staff agreed to accept it as a single plan. The staff also agreed to accept the decision to accept the resourcing harbour and the conditions related to it.
Next, we will listen to a general public hearing. This is an opportunity for people to talk for up to 3 minutes. First, we will listen from the people in the chamber. If there are any online participants, we will turn to them. To communicate with them, if you are on the phone, press the star 9 or if you are on Zoom, use the raise hand feature. Dial the number 8778535247 through the phone and give the ID of 97766341226. Until the CET staff calls, use the last three lines of their phone number. If you are on Zoom, use the name again. You can listen to it through the announcement when you reach your senses. Please move to a quiet place and avoid loud noises. Whether in the chamber or online, all the members please say your name, address and opinions in the beginning. Is there anyone in the chamber to talk about this? As usual, Ken Gerber, 28th Havan, Oncourt. Glad to see you tonight. I apologize for this. When you announced this last December, or when the CET Council approved zoning in March, I was not involved in this at all. Since this has gone unnoticed by me, I am trying to understand things now. And... I have one reason to question the government's claim that the streetscape and access facilities will be improved. It is clear that we are removing the access facilities. That is, it is a big development under the HUB zoning, which is designed in accordance with the existing two units in the state. So, that is also a part of it. Also, Mr. Splatter had announced a meeting with the health care office a week ago. He said that their health care system is online tonight. That's a good thing, because that's my main question. In the area plan that was included in today's packet, I noticed a pattern of health care systems under conditional zoning. It makes me confused, because the 558th South 5th conditional zoning approved by the CET Council last March was not part of it, I think. It was only a 10-foot setback, I think. That was the only problem. Anyway, they are talking about the Roofed-off solar, LEED silver, anyway, in the area plan. The implementation of the contract through the backup power generation. This is all very welcome. I would like to know what else OSI-UMI has discussed, what is on the site plan, and whether it will make it to this board in the future. When I asked them if they were the guys who joined zoning, they said yes. So, that label may be wrong on the site plan. So, these are my questions. I am very happy that the entire team is here, online or directly. Whether it is GMH, ESG, or C2G, these companies have accepted 3000 small names. I am waiting for the invitations that can be sent to the team about the facilities. Thank you. Thank you, Mr. Garba. Is there anyone else in the room who would like to speak at this time? Is there anyone here who would like to speak to us? No one. I will finish the hearing and read the message. On-Arbor Planning Commission 548 South 5th Avenue Re-Zoning Area Plan, Article 1, as of May 26, 2026, D1 from this land R4C Multifamily Dwelling, to convert it into a downtown core midtown character and secondary street frontage, and to approve a 10-foot side or rear sidewalk from any place that is opposite to residential zoning. Commissioner Mills has proposed a Council Angam Dish. It will help us in our discussion. Who would like to start? Okay, Commissioner Mills will start the Council Angam Dish. Okay.
Thank you very much for making this happen in front of us. I think it will make it easier to grow the whole area. Mr. Garber, thank you for your attention in the news, because I am aware that you are ready to announce the results related to the roof-dog solar and all-electric energy in the resourced area that we do not have in front of us today. Since this is not in our agenda today, I would like to know where it came from. I don't know who this belongs to. Let me ask Harjikkaran himself. I want to know more about it. It's not something we talked about. I know that it wasn't one of the items on the shelf. But he asked me because he was a part of the survey. I can't answer that.
The surveys were uploaded by Mid-Eastern Consulting. So, it may have been a deliberate mistake that happened when they uploaded things. The statements made are equal to the statements made by 9 parcels. So, just like Alexis said,
Let me explain a little. In the first project, there was a huge offer with a lot of conditions. This was the staff's position. We decided on the conditions that were appropriate for the zoning, the site plan and the development schedule. Zoning will never change, but it is very clear that it will change the structure and the shape of the building. So, we are trying to make the zoning regulations a zoning element or a dimensional standard. However, we are fully prepared to implement these offers in the site plan and in the development schedule. So, when re-zoning is approved and the dean returns, I will try to implement a development schedule as well. You will be able to see what they are talking about there. But they won't link it to zoning. Instead, they will link it to the building. Okay. Do you want me to add anything to the things that happened before?
What I'm trying to say is that the way it was handled before was very careless. For example, the method I just mentioned, called Legacy, was known as 616 East Washington. It was handled exactly like this. Roofed-off solar, energy-saving design, and all other aspects were part of that development plan. The developer has to take care of it. They won't give you an Occupancy Certificate without showing that they've completed it.
Okay. I think that's very wrong. This is the time when our freedom of expression needs to be used the most. If the site plan is fulfilling the requirements once it is re-zoned, we should accept it. Then those obligations are the first thing they are always discussed. They are not compulsory, aren't they? That is the whole purpose of an obligation. I would like to say that the use of Roof Dog Solar, all electrical appliances, heating and cooling appliances in the online market has a clear impact. So, when I look at the renderings here, I feel that the site plan may not change much. Moreover, it is beautiful. I expect that this will be the wedding that is about to happen in front of us. It will be amazing. We will thoroughly investigate whether all the setbacks are going well. Also, you will have to go through engineering tests. I think we will see it that way. Still, we will make decisions about zoning. Sometimes we don't want to get this wedding. I would like to ensure that those who listen to it online understand it. But if we get this contract, I would like to see those conditions. That is part of the site plan approval. That would be amazing. I will approve it. Thank you, Commissioner Mills. Yes. Are you interested? Yes. Okay.
Council on competition. I thought you would ask everything I wanted to ask. But what you asked was very important. In addition to Commissioner Mills' opinion, I have a small thing to say. The conditions associated with zoning, for example, may not be as good as it was 20 years ago, but if zoning is changed, you are worried about the situation where there is no proper system, right? Theoretically, what we are talking about tonight is just an excuse to bring development to a halt. There is no other way, right? Still, it is good to show that he will make it happen. Also, it is good for the employees to know that all this is part of the discussion. So, yes, it feels good. Good. I wanted to make that clear. Mr. Mool I have a colleague from Jam H.L. He will be able to explain to the Commission that the building will be fully electric and that there will be photo cells. He is the one who will pay the bill to build it. So, what is your question about the 10 sq. ft. setback? Pardon me. We talked about a defect in our zoning earlier.
We don't have to go back to it now. We need to get an infill project. But this is an infill project, and our zoning is doing a good job of it. The reason is that it has a mid-town nature. But when this project comes to a place that is not a downtown, the set-walk is not available there. So I was wondering if you had done anything else in the design of the building after the set-walk.
We also do landscaping in the north part of the property. There will be a landscape screening buffer for the next 6-1 zoning districts. So, we have a landscape screen buffer between the residential properties and this property outside the setback. And if you want to talk about these facilities with the gym, you are welcome.
Thanks for reminding us about the Landscape Buffer. It would have been great if you could tell us more about the systems related to sustainability.
Welcome to the Planning Commission. My name is Steve. I represent JMH Communities. We are the leading developers in this field. I believe that our Sustiritha Ubedeshta is available online. However, I think I can speak for the Ubedeshta and Udamasthas in matters related to Sustiritha in this section. First, this is a proposal that we intend to bring forward to you. We are very excited about the possibility of such a system being developed in this place called Ann Arbor. To be more specific, we try to get at least a LEED Silver Certification. In terms of a single facility, it is a big part of all our plans. Most importantly, we will build a high-rise building on the downtown campus of ASU in Phoenix. We will also get a LEED Gold and a FITWELL Certification. FITWELL is our aim here. If you do not know about FITWELL, it is not about the condition of the cage and the energy level, but rather about the health of the cage. Therefore, we try to bring both of them together. It is necessary to get that certification. We think that it is either in our control or here. But we can do things inside the buildings that inspire people to walk instead of using elevators. So we will definitely help them. If we are talking about electric things, we are responsible for all electric appliances. Let me say that we would like to test the possibility of using gas for some things. There was one thing about the power generation that was mentioned earlier. Other than that, the gas pumps and pool heaters can be started, only if necessary, but they will be very less. That is, I don't know if that part has been designed, but it is ensured that only electrical appliances will be used for heating and hot water in all units. I am happy to answer your questions in this episode, or you can ask them on the LORACS phone. They will be able to provide more information about other natural resources such as LEED, LEED, SILVER or GOLD certifications. In addition, we intend to include things like water conservation in this, which will also be a part of this. Good. Thank you. Counsel Angamin. Yes, no problem. Okay. If that's the case, you don't have a problem either. Let's go to the next commissioner. Commissioner Norton. When Dean came here earlier, I remember we discussed this. I hadn't examined the design of that building back then. I want to know if what you're showing here is more units than before or is it more than the building itself? Then, there is a great curiosity about people coming to their homes and having a big wedding. How do you handle it? All the pictures you have shown are in Madison. That is a touristy place. When you look at it from the place of residence, what do you think it will be like? So, how do you expect more units, higher rent, and more residents in the north? Of course. As far as units are concerned, there is a pattern that has changed since we came here last time.
That is the main change. That is the change. Okay. In short, there are more units, more beds, and more parking facilities. But I think the rent will be higher or lower according to this pattern.
I would like to talk to Braden about this, because we have tested various plans. We have tested some methods that are more advanced, but we are working on a contract that is about 11 months long. 1. With the construction methods that we intend to use. 2. Because it is connected to the nearby areas. Even if D1 zoning increases the rent, Brad, can you tell us more about this? Yes, D1 allows us to increase the rent. You may remember that we had a limit on our first offer, but you decided to accept it. That is, we have not increased the rent, nor intend to increase it. Okay. Then, is the building on the north side straight? You are good. This can be clearly seen in four points. Go back to the floor plan. Okay. Continue. Only the main floor plan. One more to the top. This is it. This is it. On the north side on the top of the screen, you can see a gap and a clear view. Change. That's why this is not a single reflection. Okay. Let me assure you once again, if what you read in your instructions is correct, Thekkubadinyaran Moola Waterfall will be out of sight. It is very close to the bottom of this place, isn't it? The Waterfall is passing through this place. We are responsible for building above it. Also, we make sure that the residents do not have any difficulty in hiding under the waterfall and that there is no trouble. For that, there will be some flood vents. But the living conditions should be very high. Yes, yes, right, right, thank you. I say that this place is very important for the development of the project. This is easy to understand. Do other commissioners have anything to say? I don't have anything. So if you are ready to vote, we can start. Will Manager Kelly run the vote for Deva?
Besuni on behalf of the election.
Yes.
Northern. Yes. Weatherby. Yes. Mills.
Yes.
Disha.
Yes.
Lee. Yes. Weiss. Yes.
The election is passed.
Wishes for the new form of this election. We are waiting to see the site plan once the council is approved. Before Plannerly Delio leaves, let me ask you a question. I know that this is against the law, Manager Kelly. You can say you don't want it. Then I'm okay. My question is, as this is a residential building in a residential area, why are there so many barriers? Because we have spent a lot of time on land use buffers. But here, this is a residential project. I am trying to understand why it is such a big desire to build residential in residential Meghalaya. Is this a problem about height? If you have a planer or a person who only works in the D1 area, you can rezone it as a hub and rezone it for any object and build it according to the land. If we avoid FR, they will be able to build it in height. So, we can see a very steep slope in any land in that new area. So, if all the buildings are of the same use, I am trying to understand why we are worried about the height of the building when it comes to another residential area. I have a lot of thoughts. That's why I wanted to ask you. It may be a little confusing, but I think this is a part of the education that is difficult and sometimes difficult.
We will immediately start a plan to update the ordinance and map. There is a slight change in what you suggested. We are now in a phase where no one can expect resourcing. We will accept it. This may be like Swiss cheese. Some will never expect it. I don't know how long this period will last. I think this will end in two to three years. Because when the proposal was submitted, we had said that it should be completed by then. But in these two or three years, I think it is just to show a little support to people who are not interested in rezoning. This is to control the situation like Swiss cheese and the rising growth. This is the reason for this. This is the reason for this. This is the same as what we did and what we did. This is part of the growing pain of trying to make the Earth's sun as our natural environment. They are not working on the Earth. So I think this is going to be a small time. I don't think they will be like that. That is, if there are more methods in this particular area or region, or if someone comes forward and says, I want to rezone, I want to add more, I think the developers will combine more than one property. I don't think anyone would want to build 15 buildings in a small place with 66 bytes and 132 pixels. Right? I believe that each case will be thoroughly investigated and we will take action accordingly. Just like we are doing now. The difference between this year and last year in Tamil is that they had to make us aware of the need to change the zoning last year. Because according to the master plan, the idea was to make it a multi-family residential area with 30 feet of land. Now they don't have to make us aware. They are doing as we say. But I think it takes a while for us to restore the overall reasoning. Let me say that this is my personal opinion and view. I'm not saying I don't have anything to do with it. I am the person who is primarily involved in this development. If there are any suggestions, I can say that this is not a problem. But I just wanted to explain how we came to this decision. In addition, if we are talking about one year, some of the land is being used as a place for crops. This is a little reassuring for the construction activities. So... Okay, thank you very much. If anyone has anything to ask about the planner delivery, I will finish it before that.
Okay, thank you planner Delio. Thank you manager Kelly for your help. Are we going to 10C regular business with this? Not at all. 11A other business matters. Not at all. Next is item number 12, public opinion. This is the second and last opportunity for people to talk about any topic for up to three minutes. I am ending this public hearing. We are now moving on to the 13th item in the agenda, Commissioned Business. Do you have anything to say about that? The presentation that you are going to present next week will be continued by the Education Department, Doctor. I would like to thank Mills for this opportunity. Especially about data centres, that is an important issue. I am sure there will be good discussions and participation there. I am waiting for that. Is there anyone else? Therefore, I welcome the invitation to withdraw the meeting. Commissioner Mills, Commissioner Norton Pindani. Those who agree, say aye. Aye. Is there anyone against? The meeting is being withdrawn.
