The agenda included the planning commission reorganization. However, this will be continued to July 13th, 2026, consistent with the city charter. Today we have one public hearing item on the agenda. I will ask members who wish to speak on a public hearing item to please complete a yellow speaker card and give it to staff if you have not already done so. The cards can be found on the table at the entrance. Please note that public comments are limited to three minutes and we ask that you keep your remarks as brief as you can. We are influenced more by the content of your testimony than the length of your presentation. First, we provide an opportunity for any member of the public to speak on items of interest to the public that are within the subject matter jurisdiction of the commission that are not on tonight's agenda. Is there anyone who wishes to speak? Seeing no one, prior to beginning the public hearing, I will ask planning commissioners for any disclosures they wish to make regarding the public hearing item on today's agenda. No disclosures. Please note that the actions taken by the Planning Commission tonight will be final unless an appeal is filed with the city clerk. Thank you. Good evening, Chair Walker, members of the Planning Commission. The item before you this evening is a request for approval of a tentative parcel map to subdivide an existing industrial property into one lot for condominium purposes to create 13 airspace units. The one acre project site is developed with an industrial building, surface parking, and landscaping. It is located in the Anaheim Canyon specific development area one and designated for industrial land uses in the general plan. Surrounding properties are occupied by various industrial uses, including manufacturing and fence contractor to the west across Grove Street, a metal finishing and manufacturer to the north, a railroad to the east, and an aerospace company to the south. The site consists of a single story 17,200 square foot industrial building that will remain. No expansion of or exterior modifications to the existing building are proposed. However, the existing trash enclosure would be relocated to the rear of the building. Additionally, the existing parking and landscaping would remain unchanged. The existing industrial building contains 13 tenant spaces. The proposed map would create one condominium lot with 13 airspace condominium units, allowing each unit to be individually owned and sold. The proposed subdivision meets all the development standards of the zone, including floor area ratio and parking. The proposed subdivision meets all the required findings as it is consistent with the general plan. The site is physically suitable for the proposed subdivision. The project would not result in significant environmental impacts, public health concerns, or conflict with public easements. Additionally, the subdivision would maintain existing legally established industrial development and remain compatible with the surrounding area. Based on these findings, staff supports the request and recommends approval of the tentative parcel map, subject to conditions of approval. That concludes staff's presentation.
