Good afternoon, honorable chair and members of the planning commission. this afternoon, a proposal to to adjust and split two parcels totaling 1.16 acres into one parcel with four condominium lots within the manufacturing industrial zone in the city of Atlanta. No development is proposed as a part of this project. Uh development from a prior approval is ongoing. Oh, there we go. Uh, the subject site is located on A Street within the manufacturing industrial zone. Access is off of A Street off of Raccoon. And before you is is the tenative the tenative parcel map to 21009 showing the proposed condominium units and a common parcel. It's going to be right over there. Uh this is not unlike other condominium units we have for cannabis including one on Beaver and Commerce, Muskrat and Yuka and Bartlett and Muskrat and
my memory slips only because my memory slips me a little bit. Did we lift the lot line on there and make it one lot when he came in? I forgot. Uh from what I have here, it's still it's two lots right now and they're going to put it together as one lot here. Okay. And then the four condo lots over here. Okay.
Yeah. [snorts] And then over and then before you is a rough overlay showing you the site how it will be divided into condominium units. Uh again no development is proposed as part of this project. It's only to divide the property. The the rest the the rest of the site is being developed as part of a separate approval from a little a little while back. The subject site is determined to be exempt from SECO by section 15061B3 as the subject site will not have a significant effect on the environment. And tonight's recommendation is is to adopt uh staff recommends to adopt resolution P2518 and approve ten of parcel map 21009 subject to conditions of approval. And I don't I'm not aware if the applicant is available for questions.

So now with the car wash, uh can we convey to them? Um or I don't I don't know how to convey to them, but a monthly charge, most of the car washes do it, and I'd like to find out what their plan is. Now, I've tried to get online and look. I haven't got anything there. So, how would we uh how would we uh uh find that out? I can give you his information to contact. Yes, I would like that. Yeah, because I want to I want to tra change from uh I won't mention any quick quack names, but you know, I'd rather support our own people [snorts] and

It's it's going to be a great uh project there that I mean, you just see it going flourishing, right? I have a concern that you know like uh when you're pulling in from the uh uh going uh uh southbound to on uh 395 when you pass the light on Mojave when you're going to make that right into there you got a wishbone pork chop right there in the middle right so you make that you know you you could go into the uh right into the shopping center right
but most of the time people want to hit that that pork chop in the middle. They'll only do it once coming in from a No. Well, they're coming in from a spot, but when you turn in there, it's very tight, you know, and uh you got two places to pull in, though, because you can pull pull in by the car wash, too. Of course, but people coming off, you know, 395. That's what I'm So, you want a big uh slow sign or caution maybe on that island? No, I'm being serious for a change. I'm just I'm just saying, you know, uh it's just too tight of an entrance. I don't know what went on there. It's just so it's [snorts] very good. Anybody else?

He goes, "I don't have to think about it." So that's pretty neat because it's all border embroidered. It's all computerized. And like I said, it's a little technical, but he takes care of that.
