Application #PZ-26-00372 submitted by the Planning and Zoning Commission, to modify the Official Zoning Map to rezone properties shown on the proposed zoning map to Conservation and Traffic Mitigation District (CTMD) Overlay #1 as described in the following Description. Beginning at a point on the westerly municipal boundary of the Town of Westport shared with the City of Norwalk at or near the Post Road West (U.S. Route 1) corridor; thence running easterly generally along and adjacent to Post Road West and Post Road East, including those commercial, mixed-use, transportation-related, and institutional properties depicted within the hatched overlay area on the official CTMD Overlay #1 map; thence continuing easterly through the downtown commercial area, including properties situated adjacent to the railroad corridor, Main Street, Myrtle Avenue, Riverside Avenue, and related intersecting roadways shown within said overlay; thence continuing easterly along the Post Road corridor to the easterly municipal boundary of the Town shared with Fairfield. Said district shall further include all parcels, rights-of-way, intersections, parking areas, and portions of adjoining properties specifically depicted within the boundaries of the hatched overlay area as shown on the official “CTMD Overlay #1” map available on-line at www.westportct.gov on the Planning & Zoning Office web page under “P&Z Pending Applications & Recent Approvals.” A copy may also be viewed at Town Hall, 110 Myrtle Ave., in the Town Clerk’s Office and Planning & Zoning Office. To modify the Official Zoning Map to rezone properties shown on the proposed zoning map to Conservation and Traffic Mitigation District (CTMD) Overlay #2 as described in the following Description. Beginning at a point within the Town of Westport at or near the Post Road East (U.S. Route 1) corridor and the Saugatuck River area; thence running generally easterly and southeasterly along and adjacent to Post Road East and adjoining commercial and mixed-use properties depicted within the hatched overlay area on the official CTMD Overlay #2 map; thence extending along portions of adjacent local roadways, commercial nodes, transportation-related areas, and interconnected parcels shown within said overlay district boundaries; thence continuing through the eastern commercial corridor and associated development areas as depicted on said map; thence running to the easterly limits of the designated overlay area shown on the official CTMD Overlay #2 map. Said district shall include all lots, parcels, rights-of-way, intersections, parking areas, and portions of properties specifically identified within the hatched or otherwise graphically designated boundaries of the CTMD Overlay #2 area as shown on the official “CTMD Overlay #2” map available on-line at www.westportct.gov on the Planning & Zoning Office web page under “P&Z Pending Applications & Recent Approvals.”
