Okay. This request is for, an alternative design for pergola. The property is located in Olympia, and it's approval for a 13 by 28 solid flat roof detached aluminum pergola that does not match the design of the principal structure. The property was purchased 16 by the owner and consists of a single family residence and a pool that was recently constructed. The owner did apply for a building permit for pergola, and zoning did return it as it did not match the principal structure.
Our code requires that all accessory structures shall match colors and materials of the principal structure, and any alternatives would require ARB. This is the existing conditions of the house, the front and then the newly constructed pool in the back. And then in the dirt area is where the proposed pergola will be. And then again, this is the survey. This is the proposed pergola, obviously not on the property, but just an example of the pergola.
And the pergola is located directly behind the house, and there is a six foot opaque fence installed around the perimeter. So there really is no additional requirements to screen it. And this is the minimum alternative needed to accomplish the aesthetic look. It meets setbacks. And if it was attached to the house, it wouldn't need ARB.
And because it's detached, it meets the 15% size requirement for flat roofs. So staff really has no there's no other requirements. Again, that just needs to be screened from view and that it's that it's only for the 13 by 28 detached solid roof. And any modifications would require ARB. And this concludes my presentation. JAMES Sure.
We've seen a number of these pergola applications come through. What is the process to having this not have to go to ARB if there are certain standards and setbacks? I mean, there a process to kind of have these put into an approval?
JULIE Yeah. So we would have to do a zoning text amendment, which, again, we're seeing more and more of these come before us. So if it's something that the board recommends, maybe staff working on a zoning tax amendment, I could bring that back to our director and manager and see if that's something that we want to look into. Because again, we have been seeing a lot of these since COVID. And it seems to have an influx during summertime before summer. So yes, it's definitely something that we would like to not have to have the resident have to go through this process?
JACKIE Yeah. Mean, far as as long as I've been on ARB, we've seen maybe a half dozen of these. And there doesn't ever seem to be any objection from the board. Staff is pretty good about establishing standards, you've got setbacks and other mitigation requirements. From an efficiency standpoint for the residents, it seems like we can make this process a little bit easier. So I personally would support if there's a way that we can coordinate with staff to maybe create a ZTA to have that come back and fine tune it.
CHRISTINE Sure. I could definitely bring that back to my department and see how they want to move forward.
CHRISTINE And then my only comment would be, I know on the second application that we'll be hearing, you've got additional points three and four that are not part of this application. Is there any reason why staff didn't want to include owners shall obtain all necessary permits for the shade structure and then inspection from planning and zoning?

K. Again, this is another pergola. This property is located in Versailles, and the size of this pergola is 13 and a half by 16 and a quarter. The property, again, was purchased by the owner in 2012. They also had a pool that was just constructed.
And they also applied for a pergola and was returned for correction because it did not match. And these are the existing conditions of the home. And then in the bottom right is where the pergola will be installed. This is in the showroom, the pergola that they will be purchasing. And this is, again, directly behind the house, so it won't be visible from the street.
There are, if you see right here, there are some. The neighbors do have tree lines on both sides. But because the fence is not an opaque fence, I did add conditions to add some sort of hedging on both sides on their property. And, again, staff has no objection. It does have neighboring property does have a thick tree line, but, again, we would need to install I would request them to install a hedge around the north and south.
And the percentage of flat roof is only 5%. And if it was attached to the house, it would have been approved. And these are just the conditions that are listed in your staff report. And staff has no other comments.

Okay. So next up is the exterior colors for Wellington Reserve Office Park. The property is located on 441. It's approximately eight acres in size. It has a zoning designation of multiple use plan development.
It was constructed in 2006, and it consists of two three story buildings and seven one story buildings. And in 2023, it was cited for wall stains and or discolored exterior and trim. And I don't believe the exterior has been changed since 2006. These are existing this is pictures of the existing conditions of the site. You can see the larger buildings look more discolored than the single story buildings, especially on the back.
And this is the proposed colors that they're requesting. They will be painting all buildings, including signs and including any dumpster enclosures or any accessory structures as well. And this is they're all colors are on the ARB color board. They are not changing out any of the awnings or signage. Again, it's just colors. And this is something that staff has no objection to. And the conditions are listed in the Staff Report. This concludes my presentation.
So the awnings are going to remain green and white? Correct. With these colors. Correct.

Are you guys doing? Sorry, my voice is a little gone today. I'm Rigor Ruiz. I'm on the board. The only thing we wanted to add is, you know, we're getting a lot of new construction around the property, some significant developments.
So not only is this because the property was sited, is we tried pressure washing, and it's right now it didn't help the stains with sale was needed to be repainted. The idea is not only to spend, you know, $200,000 in painting the whole property, but also kind of bring it a little bit more in line with all the other newer development that's there, a little bit of a different color scheme, a little more modern versus the darker colors that were there previously. And actually matches very closely with the building directly across from us and complements the other properties nearby. Now I know that the awnings came up. We do have possibly we just have to get the approval to change the awnings in the future.
But at this point because of the property being cited, the paint was the primary concern. Prefer to change the colors of the awnings when we do that. It's maybe something the same thing that's a little bit more of like a one color and that complements the other colors that we're choosing. But for now, we just wanted to try to keep it simple and just do the repainting, address the what the property was cited for, then we'll do that at a later time. We also have the option to paint the awnings at the time being if that's something that we could do with the colors that are approved. We can even modify that for once we get that started.
I mean, personally don't have a problem with the awnings. I'm usually the stickler up here when it comes to color and paint. So I honestly PRUNEAU:] don't have a problem with this.
I think the green, I think it actually looks better with these colors than it did with this the peachy
colors. Yes. Kind of agree. So these again, I haven't been on the site to inspect the awnings. They're in good condition. I imagine these have to be removed to paint, and you'll just reinstall the same awnings?
Usually, they get covered. They put protection on them when they're painting. But yes, they are in good condition for the time.
