Any oppose? So moved. Moving on to item number three, file number 25901, preliminary plat 100 West 10th Street. So this is uh 100 West 10th Street, old uh industrial building here. Um it's being going to be rehabbed. So as part of that, they have uh two parcels here shown. Um and the property line kind of goes through uh the corner of the building here. So we asked them to um consolidate the lot there or move the move the line. So they decided to consolidate to one lot, but both those um had never actually been platted before. So that's why they're going through the subdivision process. Um so as part of that um we required a few easements, some utility easements, uh utility easement in here for maybe a future water line and then a storm drainage easement along the the creek here. So your preliminary plat and they plan on final platting at the same time. Any other comments, questions?

Couple questions I have. Is the zoning going to stay the same? So, it'll be the same type of building that's going there now. Yeah. M M2. Yeah. No reszoning. And here, if you got any questions for them as well. Okay. And I know from the fire protection standpoint, that building has always been a problem because there's only one hydrant. And I was just wondering if that's been addressed or if that will be looked at for access. And I see that the uh under the grading plan that the road goes all the way around and connects to uh 12th Street. Mhm. Or 13th. What is that? 12. 12th. Yeah. 12. So I'm assuming that there's going to be some significant improvements there.

Yeah. So they got a fire lane called out in the front. Um and then like you said, the the road it's up there that connects between 10th and 12th. And then they also have a fire lane that loops up to the back um as well. Uh so they got the fire lanes called out and then they are they went ahead and tested the hydrants. So going through the site plan process to see if another hydrant is required or not. They are adding one more at the building as well. Okay. Um next to the the FDC. So they ask. Thank you. Moving on to item number four and five. File number 25903. 512 514 West 2nd Street, Preliminary Plat. And then we have file number 25904 512 514 West Second. Applicant is requesting reszoning from R2 overlay, two family residential overlay to R1C, single family attached residential. So, we've seen a few of these recently. Um, actually just just to the north of this on the other side of uh Second Street where there's existing duplexes and they want to reszone to R1C and subdivide the lot. So, there's separate ownership there with the the shared wall. Um, this one is a newer built property. It was just finished this past year. Um, but a duplex and they wanted to do the same thing. Uh, in this case, we don't need the variance. um they do meet the minimum lot size of 6,000. So um you don't got to do that, but you do need the subdivision and the reasonzoning. So everything else meets the code. So
