So this is the site development plan petition number 2513SP for Venice Isle. Agent is Becca Seldes of B Design LLC and the owner applicant is Venice Isle LLC. The address for this property is 256 Nokomis Avenue South. The request is to construct a new three story multi use building. The parcel size is approximately zero point Mr. 37

So we will certainly confirm that the applicant that we didn't have today is available for that next meeting. But we do have other applications on that hearing. Mr. Schneider, I think today was supposed to be your last planning commission meeting.

Other than that, I don't think I have well, I can tell you that we did have our initial meeting with the Seaboard consultants and the technical working group went very well. The consultants are actively working on the technical plan for that first phase which like I said before is more of a technical plan. It's more of getting down to the street level and doing things like so doing the technical aspect so it's not gonna be quite as public driven as the last time because we had to shred and all that to get the master plan. This will involve the technical working group.

There probably will be some public outreach but it's more of the what are we gonna do at ground level in this location. So they're coming up with some really neat ideas. I have met with the consultants after the meeting and they've kind of shown me what they're looking at. Mostly, you know, this is gonna just deal with that new street that they proposed. They call it John Nolan Street.

I'm hoping we may be able to keep that street name although unfortunately the county has a Nolan Drive or something out off of East Venice Avenue which I'm not real happy about because they're gonna tell us that they don't want us to use anything Nolan. Well, sorry. We will anyway. If the city chooses to go that direction. So it's mainly that street design which they are looking to make this one of the best streets ever.

And then also the seaboard section adjacent to where the city property is will get hopefully maybe that section designed as well. So I think those two items would be a really good catalyst for further development in that area. We also as far as our facilities, we're out of there. Our fleet and solid waste have moved to the new location. So that's just a blessing.
