S-726 is the final plat of Bridge Creek Plat 7, west of Hare Road, south of Sylvania Avenue, Sylvania Township. All final clearances have not been received. Staff recommends disapproval without prejudice.

Case number one is the 20c 1097 conditional use permit for a residential care facility at 72 60 and 72 70 Crossley Court Sylvania Township staff recommends approval for the following two reasons One the conditional use permit for the residential care facility will not impact surrounding properties And to the future site will not impact essential public facilities and services staff further recommends approval Subject to four conditions that should be reflected in the minutes and not read into the record unless there is a request that I do so.

No, no questions. Just wanted to thank Molly and the Lucas County staff for all their support alongside Sylvania Township. They've been really great to work with, and obviously we are in agreeance with their recommendation and understand and are acceptable to the conditions. So we're excited about this project and appreciate all your guys' time.

Case number two, Z20C1098, text amendment to modify Article 8 supplemental regulations, Section 803, agricultural, and Article 19 definition, staff recommends approval of Sylvania Township. The ZI is not present. I can tell you the impetus for this was to bring their resolution in compliance with the ORC, and they were getting a few complaints also regarding livestock, and then Molly can take it from here.

Good morning. Basically, this text amendment does follow the Ohio Revised Code. However, there was not definitive information in the code with regards to hoofed and non-hoofed animals. The Sylvania Township has had complaints where people have kept livestock and planted subdivisions that hinder and interfere with other homeowners. So this is to clarify that issue and to bring it forward. I do recommend that all the rest of the townships follow this because we get calls every week about livestock and it's not clear in the Ohio Revised Code. So this will help the ZIs to assist property owners.

Don't most of the properties and subdivisions have HOAs that govern this?

They're not enforceable. People have had pigs in a planted subdivision the last two years where we've had issues, and they say that they're comfort animals and they can keep them. So the ZIs have had many challenges to enforce the Ohio Revised Code based on planted subdivisions. So this will help the ZIs to conform, get property owners into compliance, and then if they're not in compliance, then this will give them that strength to correct the situation formally.

So who's going to enforce violations of this? this would be the zi the zoning inspectors and the townships okay would you else like to speak on this case okay let's send this back to sylvania township i need a motion
