Small business. So we can absolutely support on that. We just, you know, can't just go in and buy something unless somebody finds a piggy bank full of money. Yeah. Yeah. But that's absolutely something the community can do. Right? That's they just need to organize it.

Just just two quick questions. I wanna dovetail off of that. One one of the if the community wants to use the space, they would need to negotiate with Kroger in order to sublease anything within that location.
Correct. Correct. And there's yes. And there has been some inquiries on that. I don't wanna speak obviously for Kroger, but it just as a parallel example, there is, you know, insurance issues. Right? And that's generally the barrier is that there's insurance issues on, you know, what if someone trips on the site or, you know, there's an accident site or what whatever. So that is, you know, something if the community is interested that they should also just be cognizant that they're it's not just, like, you know, using a friend's backyard. It's like you have to actually have but, I mean, that's absolutely available to the public to negotiate with Kroger on that.
Great. And then for the the long term lease, do we know how long that lease is, or is that something kept under, perhaps?
I know for sure it's twenty it was twenty five years that they started, and then they were four years into it. So right now, that's whatever. '21. 2021. Yeah. Well, that was 2026. So maybe it's, like, twenty twenty years now. So but, again, that's, you know, the prerogative of the actual property owner if after that they would whatever they wanna do.
And then final question was is I I it's my understanding that the gas station is slated for demolition. Is that correct? Is the medical building also going to be? Because that's been empty for much longer.
That's been under discussion. Again, I don't wanna confirm a 100%, but that is definitely under discussion with them. I think they spend a lot of time and money on on trying to keep it clean. So that yeah. Absolutely.
It looks like it's. Yeah. And then just that I appreciate the ongoing conversations with them, and I have got drive by side very regularly, and I even go through the parking lot. Mhmm. And it has looked very clean. I'm really satisfied, happy where we're at. Obviously, it helps them market the site as well. So I think, you know, leaning into the sub area planning is gonna be really important. And I think any business have could have a lot of great potential opportunity at this location. It's a really good location for for something. So we'd like to see it happen sooner than later.
Yeah. It's it's it's a little complicated, but like I said, we are definitely dovetailing onto the sub area planning, some of the sales materials, and and we really will be making more proactive efforts, moving forward.
