Yeah. Uh this is just a sign variance for a directional sign uh is at 1201 Graham Road which is part of Reworks. Um property zone C5. The sign itself will be located on the property that's highlighted in the red outline. I just want to point out that reworks is on the adjacent property. And as a reminder, uh this was approved like maybe a year ago. It's been a little while. uh for a new collection center, an administrative building, office building at this location. Uh so this sits, you know, pretty far back from Graham Road. So they're requesting a directional sign up towards the uh right of way. Um this is a poor representation of, you know, where that sign will be located, but uh be about 40 ft back from the edge of the road. Uh it'll be 4 and 1/2 ft in height. The only issue with this sign, the only variance that's needed is that it exceeds a maximum three feet. Um, even under the new code, which will be effective in 13 days, uh, we bumped up the directional sign height to 4 feet, but they would still need a variance, a 6 in variance under that. Um, and again, this sign, it'll be approximately 40 41 feet from the edge of the road. Uh we do have a condition a recommended condition of approval that the right-of-way uh location shall be staked and inspected prior to the sign installation just to verify compliance. Directional signs can be can be installed up to the right of way. Um engineering they just made a comment to me that they want to make sure that it's not within the right of way. So before they install those have to stick that out and we'll come out and take a look make sure it's in the correct location. Um and then also the fire department did recommend that this sign is installed uh just for site identification for

emergency services since the reworks property is so far back. Um also do want to point out there's a slight grade change from Graham Road to the sign location. So also need for the height for the additional height. Um, but with that I will I'll leave this up for review, but again this is just a variance to uh the sign height from the maximum 3 ft to 4 and 1/2 ft. Thank you. Any comments, questions?

Um, this is just a representation so you can get the setback and the location of the uh, directional ground sign. As you can see, with all of our weather, it serves really two purposes. One is be able for identifying where to go. The reason another reason why we wanted a little bit higher is for snow removal. When you get you have a pretty wide entrance and we could just see the snow piling up and then all of a sudden covering our sign with the way that the code read. And it's great when the weather is nice and it's in the spring fall time, but when we have lovely weather like we just experienced, I just really wanted to make sure that we were serving

Sure. for all seasons. Um, it is not going to interfere at all with the main sign that's on that property. Uh, we feel like we have good line of sight for both, identifying both without competing. because there's going to be like at least 15 or 20 feet in between uh the directional sign and the main sign. It's it's it's very interesting because it's even been uh it's on plans maybe within the next 5 years to finally connect the bike and hike trail through that area over there. But again, it's it's one of those and the elevation drop is just the the next problem, too. So, like I said, it's something that uh we've dealt with over the years. And uh it'll be nice also too for reworks to have a permanent sign instead of our sandwich board sign of Marcy walking up and down Graham Road saying that they're open. So thanks. Great.
