Y my voice in case of this year for zoning from a heavy industrial to R5 which is a a highdensity single family zoning district. So the applicant is the property owner. His name is Mr. Garrison Davis. company lots. You have approximately a third of an acre and they are addressed at 520 and 532 Bond Street. And then this is 520 Bond Street. It be built this particular area we do have a quite so north of the site we have heavy industrial with a trucking company operating on it. south and east of the site, more heavy industrial. Um, and then this kind of bluish teal. Those are all properties that have been reszoned from either the B5, which is a highway, uh, general business district, or HI to R5, which is the single family residential. Um, west of the site, you have heavy industrial, and there's a vacant lot. So, this is a straight resoning request, meaning no conditions can be applied to it. Um, currently if it were to remain as HI, there would be 97 uses permitted by right. That would not be with a special use permit or anything like that. Uh, the uses allowed by right in R5, I recognize in a third of an acre between two lots, some of these are not feasible, but those are there for you. And the applicant does intend to build a single family detached home on both lots.
So looking at our 2045 land development plan, it calls for uh the employment to be employment center industrial flex which is a pretty heavy industrial use or commercial use. However, there is an insert that says that this area could be um be appropriate if is coherent with it. What basically it supports residential in the area. one um on the tier back earlier this year, I think it was in July, city council approved the West Front Street and Monroe Street small area plan. Um and it actually calls for this whole block. So this right here where I have it circled in red, that is the block in question and there's the two properties are in the within that. It calls for that whole area to change to be a neighborhood district, not a employment center, industrial flex commercial use. And so the recommendations so the 2045 land development plan and the Monroe Street small been reszoned east the site. Therefore, staff of this reasoning requestation of the entire is aligns with our uh small area plan if had if needed for
