We have an emergency and transitional housing facility. And when I first registered our registers as a domestic violence facility, But because we had a fire eight days after I purchased, I wasn't able to do a domestic violence facility. I'm doing emergency and transitional housing. So I am pleading with the city to change the 24 hour security on site because it's causing a huge financial difficulty for me. And basically the facility is very quiet. It's basically individuals that are referred from case managers like SLU Hospital. I have basically tenants that are 45 years and older. So it's a very quiet facility, but we are saving money. We were quoted for an electric gate so the tenants could use five keys to get in and out. So that's what I'm saving for now to get that gate installed.
Do you currently have 24 hour security?
We have overnight security. I had an LVT 24 hour security system that was $3,800 a month that live watched and recorded the facility. Now we have a security system that records and cameras on the entire facility.
Well, one of your conditions was you had to have security onsite for 24 hours a day, seven days a week. So you don't have onsite security right now?
Well, we just got rid of this. We had three security guards in the LVT system, but when we didn't do the domestic violence and that LVT system ended up being like 48,000. And then we had ADT and live security guards there. We had three guards there for three shifts, but now since we are fully occupied and we didn't do domestic violence, it was causing a financial hardship for me. I have security, but that's what I'm trying to change now, if possible.
Okay. And have you had any problems? Have you had the police called there?
When I did the cold blue, we have had police call, but that's because we've had elderly clients that have had like illnesses, not for fighting. I think I've had one disturbance call. A lot of the calls are from people from the neighborhood, not per se my tenants. But I have had calls in the wintertime when I did the cold blue. That was the emergency housing call. that was for four months a part of the city.
What kind of calls did you have?
I had calls like sometimes I might have to call to get something when they didn't follow the rules, they had to leave the program. And I didn't want my security or myself to have to engage with them personally just to keep everything calm. So I would call the police to get those individuals removed. So cold blue was a program through the city to help people from not freezing in the cold. So those people were dropped off, but that program is over. So now I currently have tenants that are renters that pay rent.
How long do they stay?
They can do 12 to 18 months. Okay. Okay. Is there anything else we need to know? I just like to say the facility has been doing really, really great. I feel like it's an asset to the JBL community. I'm very involved with the neighborhood association in the St Louis city continuum of care. And basically another thing I want to say. 90% of the tenants are 45 to 50 and up. We only have two individuals that are like in the 20s. So it's basically more like a nursing home now. The calls we did have were only to remove people from that cold blue program, the transition when they had to leave. And then I had a call recently where I had to call the ambulance for a guy walking down the street that was having an asthma attack. So most calls are for ambulatory.
