How you doing? Pretty good, pretty good. All right, good. So just a quick update on 118 East Kingfish. Mr. Maldonado was not able to attend, I believe. However, he finally poured concrete for his driveway and the right-of-way portion as well, as you can see on this picture. So the property has been graded. The dumpster was removed as well as the portable restroom. And he's moving on, he's making some progress on the inside of the house as you can see on the next pictures. It's partially painted. It has shower liners on most of the bathrooms. The stairway is still incomplete. But he had most of the interior doors inside the property as well. There's one shower almost ready. The tile crew was at the house when we showed up and inspected it. Part of the baseboard and trim has been installed. However, as mentioned on previous meetings, some of the rear doors haven't been installed. I believe those are gonna be custom doors, or they, Mr. Maldonado was planning to install some type of custom door, which is not very common. That's what he told us. That's the exterior door on top? Exterior door. This is first floor facing the back of the property.
Is that the only door that's left to finish the dry-in? Yes, sir. As of last week, yes. What's the timeline on the doors to get that dried in?
He didn't mention time. He is, as we remember from the previous meeting, covering the walls, the openings with OSB board. So in my opinion, we're anything between three to four months from finishing the house completely.

Good afternoon, Chairman and board members. So we finally issued a temporary construction permit so that Mr. Amoyal was able to restart the construction of his project. And as you can see, this is a copy of the permit that we issued. We consulted with city administration and charged $4,000 of the total permit fee, which we were considering 80% of the original permit fee based on the progress that they have made. So we charged them 50%, which is $4,000, as you can see on the bottom of your screen. And we... included some conditions which read reinstating new commercial shopping mall permit. Permit fee is based on 50% of the total, 80% based on progress of construction. And as mentioned on previous meetings, Mr. Amoyal was able to submit The fifty thousand dollars license permit bond, which is required for general contractors, property owners or homeowners who are working on construction projects, or are trying to obtain a building permit. So. We didn't put any pictures of the progress because Mr. Troy Giles made us that favor, and we're going to show them here in a bit.

And something we didn't have a chance to include because of the times, but last week they renewed, the electrician renewed the electrical permit and requested an inspection for the temporary construction pole. So yes, they requested an inspection to have temporary power, and the plumber came and also renewed the plumbing permit, so they're getting ready to have a temporary water meter as well. They haven't requested any other inspections other than the temporary construction pole, but yes, this is what they have done so far.

Yes, so I believe that document is included on the packet as well, where the bank was telling us that the $75,000 surety bond or letter of credit will cause problems later on for Mr. Amoyal to be able to obtain the full amount for the construction loan. So we presented it to Mr. Ed, the city attorney, and he suggested that only the board could determine if that requirement could be waived. And same thing with the permit fee. You know, just in order to help Mr. Amoyal move forward with the permit. with his project and to restart his project, we decided to give him a temporary construction permit, which is what we presented.
