Gateway Industrial Master Plan resubmission request. Uh legal description is a portion of Robert E. Nick's survey number 305. Uh abstract number 9871, city of Sakoro, Paso County, Texas. Property owner, uh Speedway, El Paso, owner, uh the second LLC. Uh Representative Horgea, CA Group. Lot size is 132.3 acres. Zoning is ICMUD industrial commercial mixeduse and A1 agricultural. Current land use uh industrial and vacant. The summary of the request is for approval of the master plan resubmission for gateway industrial as per section 38711 master plan changes of the city of Sakuro municipal code. Uh staff recommends approval of the master plan submission for Gateway Industrial. We'll continue with the next item on the agenda, which is item number seven, and this is industrial gateway industrial unit 2 preliminary and final plaid approval. We'll now proceed with uh the general information beginning with an overview of the property. Legal description is a portion of Roberty Nicks survey number 305 abstract number 9871 city of Sakoro El Paso County, Texas. The pro uh the property is owned by the Speedyway El Paso owner 2 LLC represented by Jorgea Ca Group. The lot size is 72.23 acres. It is zone ICMUD industrial commercial mix used and current land use is industrial and vacant. The summer this request requests for approval of preliminary and final plat for gateway industrial unit 2 and staff recommends approval of the preliminary plat and final plat for gateway industrial unit 2. Then uh we'll have the zoning map where the subject property it's outlined in yellow and the hard pink shading denotes

The property to the north is the existing uh platted subdivision gateway industrial unit what previously presented by Mr. race. Then we have some photographs of the property taken from Getaway West Bilbert. And now we have the overall site plan and this is the new phase of phase two which illustrate the proposed development for gateway industrial unit 2. The project is designed mostly uh to accommodate truck courts and carts and trailer parking spaces. This is the preliminary plat. This is page number one. And here um there's a total of six lots. Lots one through four are industrial commercial lots with lot number one as a westside access road and lots five and six are designating ponds.

Item number eight and this is an Isabella Valley subdivision preliminary plat request. We now proceed with now review uh the property. This is an illegal description track 13 block 27 Soro Grand. The property is zoned by Ra Ralph Duran represented by Enrique Gcoart. The lot size is 12.03 acres. It is zone R2 medium density residential current land use. It's vacant and the request is for approval of preliminary plat for Isabella subdivision Isabella Valley subdivision to allow for development of single family residential lots and staff recommends approval of the preliminary plat for Isabella Valley subdivision. Then uh we have the zoning map where the subject property it's outlined in red and the orange is shading uh the R2 zoning district which is a medium density residential. As you can see the surrounding area is a mostly residential. Here we have an aerial image of the subject property outlined in yellow. The property has direct a uh access frontage I'm sorry frontage along Sooto Road which would serve as a main access to to the site. The property is also located near Fry Vargas Drive providing connectivity to the surrounding residential areas.

It's just like a master and then it's separated into two different ones. Is it typical anywhere else where like if we vote on the first like on item number five, right, to include items six and seven at the same time or does it each individually?

I would say that when items are related, they can be presented together and voted on at once. I don't think that I've had examples of that with either this commission or city council. Is that typical somewhere also or is that practiced somewhere else or No, I've seen that done before. I don't know about how how typical it is. But maybe they can be all presented together but then voted on separately. Um I don't know if Marwan wants wants to add anything to that.

Good afternoon everyone. Loren Kimo, city planner. I want to first off welcome our newest member to the planning and zoning commission, Mr. Reo Torres. Very happy to have you on the commission. Excited to see a full a full commission and hopefully we can proceed with this uh moving forward. I have also some sad news. Uh, Miss Dominguez submitted her um resignation from the planning and zoning commission. So, she will no longer be joining us. I want to thank her for her commitment and all the the years that she volunteered for the city through the planning and zoning commission, but as a resident of Sakura, I'm sure we will see her see her um out out and about. The other items I have for you is the um a work item and then a social item. Uh the UDC is wrapping up. They plan to have the uh draft document available online for us to view for the public to comment on. I would ask I would also like to request if you all individually would have time to meet with me and staff to discuss any questions that you have want to uh review anything in depth. Uh we are open and available to doing that at any time prior to it being presented to the planning and zoning commission for your recommendation. Your recommendation will then be taken to city council and we look forward to having uh completed this project. And then for the fun side, the city of Sakoro is hosting their Easter extravaganza on Saturday, April the 3. This will take place at Bulldog Park and there are lots of activities scheduled for that day. It is going to start with a fun run walk, color run at 7:30 a.m. They're going to that will take place at
