Sure. Application by Christina Langanger for an area variance at 82 Smith Street, Shelter Trail in New York, Safo County, tax map 700-8-3-8.1. This is a type two action and no further secret reviews required. The subject property is located in the CZ zoning district. The applicant is seeking to convert an existing basement to a one-bedroom accessory dwelling unit. The applicant requests an area variance for relief from the requirements of town code section 133-17, which provides that an accessory apartment may be cited on a legal non-conforming lot, which contains no less than 75% of the district's lot area requirement. Here the lot is uh lot area for the C zone is 40,000 square ft. 75% of such lot area is 30,000 ft. Accordingly, since the subject lot is 18 uh 18,83 ft, it is deficient by 11,917 square ft and this tolerance constitutes the requested variance. The resolution of the board uh is in considering all of the factors and applying the balancing test on the New York State town law to approve the requested area variance.

Application by Morin and Order Woodward for an area variance at 29 Terry Drive, Shelter Island, New York. suffer county tax map 700-17-1-59. This is a type two action and no further secret review is required. The subject property is located in the AA zoning district for the purposes of setback regulations. The zoning reverts to A within the nearshore overlay district. Applicant is seeking to legalize and maintain existing pool and pool equipment installed at 2016 under building permit number 2015-0228 but not installed in the location designated by such approval. The applicant requests area variances for relief from the requirements of town code section 133-6B5B1 and two. The required setback under the afforded code provision is 20 ft for the pool and 25 ft for the pool equipment. The existing pool is located 19.2 ft from the pool property line. Accordingly, the request is for variance of 0.8 ft. The existing pool equipment located 18.1 ft from the rear uh rear lot line such that variance of 6.9 ft is required. The existing pool equipment is also located 20.3 ft from the side lot line such that that a variance of 4.7 ft is required. The resolution of the board in considering of all of the factors and applying the balancing test under New York state town law is to approve uh the application with conditions. The foregoing approvals are granted solely upon conditions that the pool equipment shall maintain the existing screening and shall restore and replace same as necessary to provide effective screening and second that the in the event the
