CONDITIONAL USE PERMIT NO. 2025-22 FOR THE PROPERTY LOCATED AT 3601 SOUTH HARBOR BOULEVARD, UNIT 200 AND 3611 SOUTH HARBOR BOULEVARD LOCATED WITHIN THE PROFESSIONAL (P) ZONING DISTRICT.
Project Applicant: SOCO Harbor Inc. (Applicant and Property Owner) Proposed Project: Applicant is requesting approval of Conditional Use Permit (CUP) No. 2025-22 to establish a professional school, operated as Cristo Rey Orange County High School, within two existing two-story buildings. The Project involves converting the second floor of 3601 S. Harbor Boulevard and both floors at 3611 S. Harbor Boulevard. Environmental Impact: In accordance with the California Environmental Quality Act (CEQA) and the CEQA Guidelines, the project is exempt from further review pursuant to Class 32, Section 15332 (In-Fill Development) of the CEQA Guidelines. The Project is also exempt pursuant to Class 1, Section 15301 (Existing Facilities) for interior and exterior alterations and minor additions. Categorical Exemption ER No. 2025-37 will be filed for this project. RESOLUTION NO. 2025-XX A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF SANTA ANA APPROVING CONDITIONAL USE PERMIT NO. 2025-22 AS CONDITIONED TO ALLOW PROFESSIONAL SCHOOL USE LOCATED AT 3601 SOUTH HARBOR BOULEVARD, UNIT 200 AND 3611 SOUTH HARBOR BOULEVARD (APN: 414-261-07) Recommended Action: Adopt a resolution approving Conditional Use Permit No. 2025-22 to allow a professional school use, as conditioned.
