ZONING MAP AMENDMENT / REZONING APPLICATION; CASE 2026-0301

Application by Brian Richards of Urban Design Partners, PLLC to rezone 51.04 +/- acres with frontage and/or access on the northwest side of Deep River Road (SR 1466) from Residential Agricultural (RA) to Shadow Creek Conditional Zoning District to allow the development of a 202-lot residential subdivision (107 single-family homes and 95 townhomes) via the site plan/subdivision plan conditional zoning process. The subject property is comprised of two adjoining parcels of land and a portion of a third adjoining parcel of land identified a Lee County Tax Parcels 9645-69-7357-00 (1017 Deep River Road), 9645-79-5329-00 (1089 Deep River Road), and a portion of 9646-50-3617-00 (vacant; includes all or portions of former tax parcels 9645-79-8376-00 and 9646-50-2697-00) as depicted on Tax Maps 9645.02 and 9646.04. Consideration of this rezoning request is subject to the property being annexed into the corporate City limits, for which the public hearing will also be held on March 17, 2026.
