Good evening, commissioners. My name is Jack Ruth. I'm a planning technician with the city of San Marcos. We are here for a public hearing for VR2612 at 3375 South I-35. VR 2612, HEB sign variants hold a public hearing and consider a request by Wendy Allgood, FSG Signs, on behalf of HEB for a variance to section 7331A2D of the San Marcos Development Code, which states that an attached sign shall not exceed 10% of the facade to allow two signs to exceed 10% of the facade area. Let me go. There we go. The property is approximately 17.669 acres located at the southeast corner of Interstate 35 and East McCarty Lane. It is designated for commercial and employment medium for the comprehensive plan, and the surrounding uses include hotel, car, a car dealership, and a grocery store. The existing zoning is for general commercial and section 7331AD wall sign, the maximum area is 10% of the facade area, so. whatever the area of the facade is, 10% of that. The request is for two signs, an HEB fuel sign and HEB wash sign that exceed the maximum allowable square footage of a facade. A note on this, it's technically more than two signs, but two of them are the exact same, located on the same fuel canopy. This is the site plan showing the location of the site. This is all the signs that are a part of this sign plan. However, we're specifically looking at A2, A3, and I believe E1. Here are the dimensions of each sign. This is for the HEB fuel sign, A2 and A3. As you can see, there are calculations at the top for the percentage of the facade that is taken up. So for A2, it's about 23.21 of the facade. And for A3, it's the same, 23.21. This is for the HEB wash sign, E1, and it is 11.77% of the facade. I believe we have it. as a little higher than that, but that is due to the calculation of however you would calculate the facade. We did not include the opening, the entrance in our calculation. However, the difference is two or 3%, give or take. So regardless, it would still require the variance. Section 2824A, criteria for approval is to be applied when reviewing the variance request. Staff finds criteria three, four, five, eight, and nine consistent with the San Marcos Development Code, and staff had a neutral finding on criteria one, two, six, and seven. That concludes my presentation.
