RESOURCE MANAGEMENT AGENCY - A. PRADO, DIRECTOR OF PLANNING AND BUILDING - Hold a public hearing to reconsider adopting a resolution to approve County Planning file PLN250072, a use permit at 2200 San Juan Hollister Road (Assessor's Parcel 021-020-021), approximately 1 3/4 miles west of Downtown Hollister in unincorporated San Benito County, to construct a 100-foot monopine-style wireless communication tower, installation of nine new antennas, three remote radio units (RRUs), one microwave dish, one GPS antenna, and associated ground equipment within a 2,500-square-foot lease area, in addition to an 865-foot-long gravel roadway for site access.

PUBLIC HEARING•Item 7.2
RESOURCE MANAGEMENT AGENCY - A. PRADO, DIRECTOR OF PLANNING AND BUILDING - Hold a public hearing to consider County Planning file PLN230019, a tentative parcel map/minor subdivision at 761 Riverside Road, unincorporated San Benito County (APNs 021-060-024, 021-060-032, and 021-060-033), and to consider adopting a resolution that would adopt a mitigated negative declaration for this subdivision and would approve approve the tentative map, with said map subdividing a 74.49-acre parcel into three parcels of 24.66 acres, 24.88 acres, and 24.71 acres, in addition to proposing three homes and three accessory dwelling units together with driveways and other infrastructure.

RESOURCE MANAGEMENT AGENCY - A. PRADO, DIRECTOR OF PLANNING AND BUILDING - Review and provide recommendation to the Board of Supervisors on proposed text amendments to San Benito County Code Title 25 (Zoning) of the San Benito County Code, said amendments including San Benito County Code Chapters 25.01 (General Provisions and Administration), 25.02 (Permits and Other Planning Actions), 25.03 (Zoning Map and Zoning Districts), 25.07 (General Development Standards), 25.08 (Standards for Specific Uses), and 25.09 (Glossary). Staff requests that the Planning Commission continue this item to the regular Planning Commission meeting scheduled for April 15, 2026.
