yes okay so this is a variance at 1408 Norm Nory Circle um existing conditions again this is located at 1408 Normandy Circle in the marina Heights district this is the location of an existing single family home where the applicant is proposing to add a 25 by 15 foot carport um the house is located near the end of a culdesac it is an R1 single family residential zoned property surrounded by other R1 Zone properties all surrounding uses are single family homes um the request before you seeks a variance from Article 3.1.2 1 which states accessory structures that do not have a front facade that substantially duplicates or complements visually the front facade of the primary structure in regards to scale materials proportions Etc shall be placed behind the majority plane of the rear facade of the primary structure the applicant is requesting to place the proposed carport accessory structure next to the house and not completely behind the majority plane of the rear facade so as you can kind of see in the picture up there that is where they are proposing um kind of next to their house instead of behind that rear plane um so as the structure consists of metal poles in a metal roof it will not substantially duplicate the primary structure the applicant has demonstrated that special conditions do exist due to the Topography of their lot um there is an open drainage uh area that kind of runs basically right behind where they're proposing to put this structure um that would prohibit the accessory structure from being in a location completely behind the majority plane of the rear facade the applicant has pushed it back to where a portion of it will be in the correct location and then the remaining uh 20 ft of the structure will
be in front of that majority plane of the rear facade um this would make the front of the accessory structure approximately 40 ft behind the the front plane of the house um and the accessory structure will meet all the other setback requirements um lastly the accessory structure will have very little uh visual impact and aesthetic impact due to the location of the house near the end of the culdesac um where there is only one um other house pass the applicant's home so as a result of this it is staff's recommendation that the board of adjustment approved this variance based on the findings that the applicant has demonstrated that topographical and open drainage uh Channel constraints exist the applicant has demonstrated that special conditions exist and the application demonstrates that this request is the minimum uh request allowing reasonable use of the land are there any questions for staff all right thank you Victoria thank you is there was there anybody signed up to speak are is it your house it is y'all have anything to add to the staff report you good okay hit it on the head right yeah it looked like it was pretty close already mhm right do you want to if you if you want to go over step to the mic there and U are are
