GOOD EVENING, LADIES AND GENTLEMEN, AND WELCOME TO THE PLANNING AND ZONING COMMISSION MEETING FOR THE CITY OF URALLET TUESDAY, AUGUST 25, 2026. AS AUTHORIZED BY SECTION 551.071 OF THE TEXAS GOVERNMENT CODE, THIS MEETING MAY BE CONVENED INTO CLOSED EXECUTIVE SESSION FOR THE PURPOSES OF SEEKING CONFIDENTIAL LEGAL ADVICE FROM THE CITY ATTORNEY ON ANY AGENDA ITEM HEREIN. MERRILL SURVEY ABSTRACT NUMBER 957 COMMONLY KNOWN AS 2345 ROAD IN THE CITY OF DALLAS COUNTY, TEXAS. DOES ANYBODY WANT TO REMOVE AN ITEM? Mr. Pollard. I'd like to remove 3B, please. Any other items? THANK YOU, CHAIRMAN. GOOD EVENING, COMMISSIONERS. THE ITEM BEFORE YOU TONIGHT IS THE PRELIMINARY PLAT FOR PROPERTY LOCATED AT 2345 FUQUAY ROAD, I'M ALSO GUESSING. THE SUBJECT PROPERTY IS APPROXIMATELY 1.80 ACRES AND IS CURRENTLY ZONED PLAN DEVELOPMENT WITH THE BASE ZONING OF SINGLE FAMILY RESIDENTIAL OR PDSF5. For some background, city council approved the rezoning of this property on May 5th, 2026, changing the zoning from limited commercial retail to PDSF5. And the preliminary plat before you tonight is the next step in facilitating the development of that property. The exhibit here shows the proposed preliminary plat. As you can see, the plat proposes to create 12 residential lots consistent with the previously approved zoning. The plat also identifies the associated easements and other elements necessary to support future development of this site. And I do just want to note that tonight's consideration is specifically regarding this preliminary plat rather than the underlining zoning that was previously approved by our city council. Based on staff's review, the preliminary plat complied with the applicable provisions of the RELIT Development Code, and staff recommends approval. And tonight, the commission may approve the plat, approve it with conditions, or deny the request. And that concludes my presentation. I'll stand for any questions. Thank you.

Any questions for staff? Mr. Pollard. Yes. Allison, as we spoke before, out of the 12 lots, there's five lots that's A LITTLE BIT DIFFERENT IN SQUARE FOOTAGE THAN WHAT WE SAW ON 4-14-26. AND BESIDES THOSE CHANGES AND THEY MAY BE JUST CALCULATION CHANGES AND ERRORS, IS THERE ANYTHING ELSE THAT YOU KNOW OF OR THAT THE APPLICANT HAS SAID THAT CHANGES TO THIS?
No, sir. Staff did speak with the applicant. There's no proposed changes at the site. Minor discrepancies such as these aren't really uncommon in the preliminary platting process. So as of right now, and based off the conversation with the applicant, it will remain as approved by council.
