PLANNING CASE PC-2025-00017 (CUP) - Proposal by Travis Chopp of Western Educational Corporation to consider a Conditional Use Permit to permit a charter school (Alta Vista Innovation High School) consisting of up to 225 students ranging from 14-23 years of age.
The 0.23-acre project site fully developed, located at 6422 Magnolia Avenue, situated on the corner of Magnolia Avenue and Beatty Drive, in the CG-SP - Commercial General and Specific Plan (Magnolia Avenue) Overlay Zones, in Ward 3. The Planning Division of the Community & Economic Development Department has determined that the proposal is exempt from the California Environmental Quality Act (CEQA) review pursuant to Section 15301 (Existing Facilities) of the CEQA Guidelines, as the project will not have a significant effect on the environment. PLANNING CASE PC-2026-00822 (CUP) - Proposal by Ebraheem Hamed of Riverside Heights Assisted Living, LLC., to consider a Conditional Use Permit to establish an Assisted Living Facility to accommodate a total of 48 licensed beds within an existing 14,480-square-foot medical office building.
The 2.67-acre project site is located at 18171 Van Buren Boulevard, situated on the west side of Little Court, south of Van Buren Boulevard, in the CR-SP-X-15-S-2 - Commercial Retail, Specific Plan (Orangecrest), Building Setback (15-feet), and Building Stories (2-story) Overlay Zones, in Ward 4. The Planning Division of the Community & Economic Development Department has determined that this project is categorically exempt from further California Environmental Quality Act (CEQA) review pursuant to Section 15301 (Existing Facilities) of the CEQA Guidelines of the CEQA Guidelines, as the project will not have a significant effect on the environment.
