Good evening, chair and commissioners. Daniel Casey, principal planner. I'll be making the presentation here on item number two tonight. The application number for reference is tentative parcel map number 2024Dash0003, and the applicant is Pilot Travel Centers LLC. Here on this slide, you could see the project site.
It's comprised of one parcel of land that is 13.22 acres in size. It's located in Southwest Corner of Alder Avenue and Sierra Lakes Parkway. This is within the Renaissance specific plan. The property has a land use designation of freeway incubator within the Renaissance specific plan. As you could see from the image here, the project site is within the red boundary there shown on the map.

You need me to go go back at all or just okay. Alright. So as you could see here on the the map here, I've highlighted the project site in the red boundary. That is currently the pilot travel center that is developed on the site. And you could see the west about an acre and a half of the site is currently undeveloped.
Earlier this year, the community development director approved a precise plan of design for the development of a hydrogen fueling facility on that site. That's just kind of for reference. So there is an entitled development for that remaining portion of the site you see there. And then to the north of the site, we have the Mid Valley Landfill. To the east across Alder Avenue, there's a Shell Jackson's gas station.
Immediately to the south is the 210 Freeway. And then the west, there's some vacant land. So what the applicant is proposing to do here is to subdivide the property into two parcels of land. Parcel one would be the I've shown here on the map here that kind of indicated the parcel boundaries, made it a little clearer with the red lines. So the parcel on the right side, that larger one is parcel one, and that would be 11.63 acres in size.
And then on the left side there, that smaller portion will be Parcel 2. It should be a little over an acre and a half. That is this the Parcel 2 is where the hydrogen fueling facility is going to be built. The minimum required lot size in the freeway incubator land use district is just over half an acre. So both of the parcels that are before the commission tonight exceed the the minimum requirements of the Renaissance specific plan.
As I just said that. And this project is categorically exempt from the California Environmental Quality Act pursuant to it's a class 15 minor land divisions exemption. Public hearing notices were mailed for tonight's meeting to all property owners within 660 feet of the project site and the notice was published published in the San Bernardino Sun newspaper. With that, staff recommends that the Planning Commission determine the project exempt. Class 15,315 minuteor land divisions of the California Environmental Quality Act and then adopt the attached resolution approving the tentative parcel map.
So we think it's going be hydrogen filling?
That is what's entitled, proposed and entitled. It already is approved. The state of California requires that those alternative fueling facilities like a hydrogen fueling, they have to be processed approved administratively.

They processed an application for that hydrogen fueling facility last year that got approved. And then at some point thereafter, the applicant decided they wanted to also subdivide the site. Uh-huh. It kinda yeah. Two parcels. One for the travel center, one for the hydrant facility.
