On August 11, we conducted some discussions on the information, especially on how the UDO and UDO information requirements work, the information in this case, and the participation of the community. This was approved in 2023, that is, 3 years ago, in September 2023. It has five buildings, 520 acres of land and 1,800 houses, townhomes and single-family homes. This is a picture of how Vance 20 will be. Here, the Outline Bank's 20 master plan community, which is full of purple, shows five different buildings. The site here in orange is a 520-acre section of Bank's 20. This site is only 3 acres. This property is in the commission's list today. Therefore, this is a very small addition to the Bank's 20 subdivision. You can see that the fourth section of Bank's 20 has been extended to it in blue. This shows the monthly zoning. This is the plan's development survey. Please note that the area in orange-brown is called RX, which is an underground zoning district. That is why there is an RX zoning district in all three sides of the site. This is for the need of R10. This is below RX. The main idea is to combine it with the fourth section of Vance 20. This is a zoning that is one floor below the three sides. This is a zoomed view of the fourth section. This is Hodge Road. This is the site plan that was approved months ago. It includes single-family houses and townhomes. There are 120 single-family houses and 439 townhomes. There are only about 80 acres for the fourth floor. Our site can be seen in orange at the top. The goal is to combine with the fourth floor and become part of the BANKS20 community that is being built. This is a zoomed-in view of the fourth section of our site. I think it would be helpful to show the entry into the newly developed houses here. If we talk about this here, PACE 4 is intended to create single-family or townhomes to collaborate. There will be no apartments, mostly townhomes. There are about 30 townhomes. The entrance to this will be through this new driveway built in Pace 4. It is shown here. Therefore, there will be no direct entrance to Hydro. This will be reallocated as part of the Bank's 20 Pace 4 development. On August 11, there were some discussions about the road in Hordes Road. So we have put it back in its original form. The pool is now outside. These are all Hordes. Here are some of the different road matchups that are taking place in the Pace 1 section of Vance 20. The plan is to turn the Hodge Road into a four-lane road. This is a major step in the comprehensive plan. The junction called Hodge-Pool will be a major junction. The pool also has a four-lane road structure. That's why these two streets are the main streets in Mewtwo. They will be able to transport goods on a large scale. They have made a lot of efforts to transport goods. The bank is paying for the things they have accepted so far. That's why I'm saying again, this is not related to this case. These are the things that are happening due to the fact that the bank has accepted 20 applications. Here you can see the zoomed view of our site. Again, what we represent is the lower part. It will be to the north in the plan. A major part of this case is this dotted line here. When a site plan for town homes or single-family homes comes up, the road here, which has a sidewalk and a bike path, will continue along this part. There is only a small part of the general infrastructure development that is needed there. This is something that has been included in the UDO when it passes through the third site plan. Again, this is a comprehensive plan. There are some rules related to that here. There is a high demand for buildings. There is no secret that there are buildings in this part of the city. This is a case in which more buildings are brought to this part and it is combined. This is an unprecedented opportunity for a large master plan community. We would like to start by saying that we are not trying to stop Mongo Homes. Actually, my cousin and I had to sign a permit to cross the Hodge Road through a new waterway. Or they had to find another way to get water to their 1800 houses. So we are not trying to stop the growth. But we are trying to reduce the traffic that goes straight to Hodge Road. In their report, they have shown that the site is surrounded by three sides. I think he made it clear. But now those three sides are also 6-30. They are not 6-10. Therefore, they are most likely to be in a forest area. There is nothing that is 6-10. They have added another thing to their demand. As part of this development, a permanent front line will be built on Site Hodge Road. This will reduce traffic jams on the streets for pedestrians. This is not true at all. The addition of 60 townhomes to this small area will be a single exit into Hodge Road. We will show you a few views here. Our main priority is safety and traffic. I would like to talk about what happened on July 16th. In August, I talked a little about this. This is one of my tenants who is now at the rehab center. He rides a scooter through Hodge Road. You can see a clear picture of Hodge Road. Because of the mail boxes and these things lying on the floor, there is no way for my tenants to get out of the park. I'll show you a picture of it. They can't get out of the park and go to the two shops on the side of the road to buy groceries. So this is a picture of their scooter. He went through Hortchage Road. He had to walk on the highway and road for a while. When he reached Pool Road, he was in trouble. When you add these 60 townhomes together, they only have Hodge's Road outside. It is different from the 20 banks that talk about 1800 houses. They can use Hodge's Road, but they mainly use Pool Road. That does not affect our community. Here you can see the trailer and other things. That is our current situation. But if someone from these 1800 houses comes through Pool Road or Hoda Road, we can't get out. So if you allow these 60 townhomes, since Hoda Road is a dark road, our tenants can't go to the shop. They can't go to the shop on a scooter. Many of them haven't come here today because they don't have cars. They don't know how to drive to town, but I think they have called and sent some emails. Some of our community's tenants don't even have an email. So, this street should only have as few people as possible. So, the only goal is to increase the number of 60 town homes. We did not stop the irrigation system for 1800 houses. But we were sure we could do it. This is the easiest way for us. We just need to reduce this. They can still run their construction, but they don't need 60 townhomes. My next picture is here. This is our mobile home park. That's where you can see the entrance. They want this town home to work right here. They are conducting development projects directly opposite our mobile home park. My landlord lives in one of the two houses you see here. You can almost see the picture in the corner. She lives in that house. She is trying to get her own car out of her own house. This is another view. This goes to Pool Road. From there, it goes to the two stores on the side of the road that comes out of my landlord's mobile home park. You can see where they are going to come from here. That's why it's around this road. 60 townhomes can't fit together. This is a picture. We are talking about this sidewalk. There is no place for this sidewalk here. I would like to add that in some systems of the pre-season rezoning related to the Bans 20 May, there is a plan to leave the land for the construction of a new fire station on Pool Road. In addition to the development, there is also a fire station for the developers of Hodge Road, as seen in the presentation, in addition to the recommendation of you to maintain the local facilities and services. The actual PD was approved in 2023. I think it was approved in 2022. Since the right to housing is different, when people decide to sell, they increase their assets. That's why Mongo can be included. Even in this particular case, the four lines leading to Court Judge Road all the way to Pool Road must be drawn carefully. That's why it happens in this case. Then my wish is about the street that is going to be added to this site and that there is only one way for 60 townhomes on this site. If anything happens in that area, how will those 60 residents be saved? How will the people who come to the VANGS project, the people in mobile homes, and other residents get out on the highway? That's a great question.
It's a great example of how helpful it is that VANGS 20 is being built in this regard. There's only one way there. Let me zoom this out. I'll turn this around to make things clear. We have recently approved an active mobility plan to prepare vehicles for long walks in the city through advanced methods. This is a vehicle reviewed recently, so it will be very helpful for CET staff to keep in touch with CET staff about the facilities of Kalnada passengers on Hodge Road. This part of Hodge Road has not been included in our active mobility plan or has not been forwarded. Some parts of it do not come within the city limits. This is not close to the public facilities.
