Approval of Planning Commission Minutes – June 03, 2026, meeting.
Planned Development Overlay Zone to rezone 12.8 acres from the R-6,000 Zone to the R-6,000-PD Zone;
Tentative Tract Map to subdivide 12.8 acres into 91 residential lots; and
Development Plan Review for review of the site plan and building elevations.
Conditional Use Permit 26-00015 – A proposal to allow an Alcohol License Type 20 (Off-Sale Beer and Wine) for off-site consumption at an approved not yet constructed 13,980 square foot travel center with a convenience store, fuel station, and drive-through restaurant on 14.4 acres, located at 1766 Ethanac Road on the northwest corner of Ethanac Road and Trumble Road, in the Commercial Community (CC) Zone.
Applicant: Alan Robertson on behalf of the Ethanac Travel Center. REQUESTED ACTION: Continuance of this item to the Planning Commission meeting on August 5, 2026.
Tentative Tract Map (TTM 39239) 25-00005, and Development Plan Review (DPR) 25-00002 - A proposal to consider a Tentative Tract Map and Development Plan Review to subdivide 8.71 acres into 6 parcels to facilitate a 106-unit cluster condominium development, located south of Fieldstone Drive and east of Goetz Road, in the MFR – Multi-Family Residential Zone of the Green Valley Specific Plan.
Applicant: Maile Macabio, Lennar Homes. Contact Planner: Nathan Perez, Senior Planner nperez@cityofperris.org REQUESTED ACTION: Adopt Resolution No. 26-12, finding the project is adequately covered by the adopted Fifth Addendum of the GVSP EIR (State Clearinghouse No. 1989032707), and no further environmental review is required pursuant to CEQA Guidelines Section 15162, and approving TTM 25-00005, and DPR 25-00002 for the proposed 106-unit cluster condominium development, based on the findings contained herein and subject to the Conditions of Approval.
