Development Plan Modification to allow lots less than 70 feet in width in the R1 zoning district (PRAL 25-0040, CUP25-19, MOD25-06, P25-0095) Address: 204 18th Street and 1728 Locust Steet / APN 008-274-008 Applicant: Steve Gregory CEQA Determination: The project is exempt from environmental review as a class 5 categorical exemption for Minor Alterations in Land Use Limitations including lot line adjustments not resulting in the creation of any new parcel pursuant to the State's Guidelines to Implement the California Environmental Quality Act (CEQA), Section 15305. Recommended: Approve Conditional Use Permit 25-19, Lot Line Adjustment PRAL 25-0040, and Development Plan Modification 25-06 by adopting Draft Resolution PC 26-XXX based on findings and subject to conditions of approval.
