Transition toward pedestrian oriented rather than auto-oriented formats. While the corridor is still written, has auto-oriented uses today. The town continues investing in closing sidewalk gaps. implementing multi-modal improvements in headed to reposition park road as a connected and gateway into Parker. Based on the relationship between the
proposed drives, They're only used and these adopted reinvestment connectivity and land use objectives for the central South area. South finds a request a consistent with the Parker Road corridor plan. There are nine criteria used to value. the use by special review. The East Grand Tariah assess compatibility with surround. character consistency with the master plan and the advocacy of services and infrastructure. support views. Following evaluation against these criteria, staff determined that the proposal does not meet the approval standards established in the land of outlet ordinance. staff I identify the following criteria as unsupported by the proposal. Harmony and compatibility with the character of surrounding areas in neighborhoods. with the Taojaster Plan, then out of it, pedestrian bicycle and vehicular access. and circulation without undue mode or impacts. According to these determinations, our provided in the staff reporting. Staff has reviewed the proposal and determined that all public notice requirements have been satisfying. However, staff finds the application does not be all-9 criteria, and is not consistent with the Parker 235 Vester Plan or the Parker Rope Porter Plan. Therefore, staff recommends town council tonight in the Harding Heights, take five use The Planning Commission reviewed the proposal on February 12, 2020. and a six-to-one book recommended approval to the town council with one condition that the use Special Review Materials submitted to the community development department on August 20, 2025. be approved as the governing materials as well as found in the application to be in compliance with the approved. criteria. So the proposed use is you're driving for your own way. So you drive it and you don't get out of here. car, you pull them to that oil change. They change the oil if you leave. So the previous development quick trip lock, the site quick trip to Morg. building and staying built the access. They built a new railroad right out of her road. the sidewalks. I think there's a site like you can kind of see it up here and do access roads. There are sidewalks to the site, but it doesn't focus.
