“Well, maybe my question is out of context, but in looking at what development projects fall under these regulations. I'm just curious, in your research, when you reviewed other peer cities and what was done in terms of best practices, how were other organizations treated, like quasi-public organizations, institutional organizations? public regulated entities, local and state, local development projects, government projects, development authority projects, community development corporation projects, non-profits, religious organizations, all these different organizations, they have community or…”

“But how are they reviewed? Are they reviewed by the local staff? Those projects?”

  3. Play at 13:27
“So like, for example, if a utility or a development authority has a project that's going to be developed in the community, Is it the planning department here that reviews those?”

  4. Play at 14:39
“Yeah, I guess my concern is making sure that we treat everybody equally. Absolutely. Private sector, public sector, quasi-public sector, institutional, and what have you. I got you. That they all follow the same guidelines and rules in terms of landscape requirements, whether that's natural.”

“Thanks. No other comments? I echo his comments.”

“I have no questions except I want to say you did a lot of work, and we do appreciate it very much. It was a good job. Thank you. Commissioner Allen.”

“Commissioner Gant, any questions? I agree with the comments that Jack just made, but I will say that I think this is a fantastic project, and I think it's going to be an asset for the community, and I think the design is very nice. Thank you. Thank you.”

“Not right now. I just wanted to, have we already approved the building elevations on this one? Yes.”

“Well, you know, I would just say initially is give the Inspire team a compliment. I think you've done an outstanding job and are doing an outstanding job. I think this is going to be a great tool. not only for the staff but for the city council as well as this commission so with that let me just think about i may have some questions later sure sure we can come back all right now i'm impressed with the amount of work that you've done the changes that you've made already thank you thank you”

“Yeah, yeah, yeah, go ahead. So could you put the chart back up that shows the schedule of meetings?”

“I'm just wondering on the upcoming public open house, How will you advertise that?”

    Planning Commission · Aug 24, 2026

  12. Play at 1:34:55
“Got it. The reason I ask, I'm just, you know, the design community, the architects, the engineers, the landscape architects, the ones that work for the developers and the contractors and what have you, are the ones that are going to have to pretty much interpret all this for their clients. And I'm just wondering if there's a a special way, a mechanism to invite those, that group of professionals in to review this whole process as well and have some input into it. I guess you could invite them to a public house, but to me it almost, to me a special workshop just for that group i think would be…”

  13. Play at 1:37:36
“Yeah, I think that's what I'm looking for. I think, especially in the design community, they're the ones that are working for the developers and the contractors or whatever, individual corporations, having to pull this information out of the UDO or different ordinances and apply it to their design. So I think some kind of a special workshop just for that group could be very helpful. I don't know.”

“I just think back to my city planning days, and I think about Shayla here and her planning days. And I wish we had gone through this process when I was in Columbus, Georgia, when I was planning director there. And so I just want to just compliment you again on that. the work that you're doing and how much this is going to be very helpful to all parties, not only the city but the private sector as well. And I would just encourage you as much as possible to bring in those private sector design professionals in the earliest possible in this process and make a special effort to invite them into…”

“This goes along with what Jack was just asking. I know that last time when we talked, we talked about what about when you have a situation like when you have a homeowners association, where the homeowners association would want to have that. So this would not allow them to do that at all? No, sir.”

  16. Play at 37:25
“So I guess for the staff or the applicant, are we approving just the reviewing just the facade of the building itself or the pergola as well?”

    Planning Commission · Aug 10, 2026

  17. Play at 37:55
“Is the pergola part of the tenant's space?”

    Planning Commission · Aug 10, 2026

  18. Play at 38:03
“All right. I just want to get clarification on that.”

    Planning Commission · Aug 10, 2026

“Looks good to me. Makes me want to have some ice cream.”

“Can I have a chance to watch it online? Sure. And it was a really good presentation. It really was.”

“I'll make a motion to approve the building elevations for All Star Pediatrics at 19 Eastbrook Bend.”

  22. Play at 14:46
“I have one question. I may have others, but the one that comes to my mind has to do with health regulations pertaining to food in these push carts. How is that addressed in our code of ordinance? Or is the health department involved? What have you?”

    Planning Commission · Jun 13, 2026

  23. Play at 15:40
“Got it. Just one more question, if you don't mind. Absolutely. When I go to some of these events, whether they're push carts or they're trailers, Are food trailers considered the same way as push carts?”

    Planning Commission · Jun 13, 2026

  24. Play at 33:26
“Let me ask a question, if you don't mind. Sure. Why couldn't I go along with Jack's comments and yours? Overall, I don't think we should allow it to be a broad blanket saying that no neighborhoods, no residential neighborhoods. But why couldn't a homeowners association have a one-time permit for a year? So that you don't have this arduous process of having to get a renewal once a year or once every week or every month. So make an exception for homeowners association saying an association can come and do a once a year type of permit request.”

    Planning Commission · Jun 13, 2026

  25. Play at 35:09
“So I think we're starting to touch on other ordinances if we want to go to that extent and I don't know if we have enough detail to do that. Can I clarify something? I don't want”
