Thank you, Mr. chair. Uh the owner Leo Energy and Investments and Consultant LCA are seeking approval of a request for a reinstatement of a preliminary plat previously approved on October 3rd, 2024. Under the City of Odessa uh subdivision ordinance, the original preliminary plat has expired as it has been more than 12 months since original approval and reinstatement is required. The original preliminary plat was to create uh 602 lots for residential development. Uh staff does recommend approval of the reinstatement request of the preliminary plat of Yukon Ridge second filing subject to conditions. Oh, where did I end up here? Thank you, Mr. Chair. Uh, so the owner, Leico Energy and Investments and Consultant, LCA, are seeking approval of a site plan for a shopping center use. Uh, staff does recommend approval of the site plan um with the conditions A through A through C, excuse me. This will be for the first phase of the shopping center. Don't know if it's appropriate for this particular item, but I'm I'm wondering is there a master plan of some kind for public access to Grand View as that area develops?
I am not sure. Um, Yervon, do you know if there's anything like that planned for access to Grand View? Well, I'm just curious about u does the city have a a plan to handle the traffic coming down Grand View as that area develops. Um, you know, for so many years that there was nothing there and now we've got a lot of houses, a lot more house houses coming in and understand that you are under construction and we are putting traffic lights.
Well, but I'm wondering, you know, south of the traffic light as we get more retail and more development, how many entrances will there be off of Grand View? Have we looked at the impact of of that? Traffic engineering may answer that question. I don't know. Okay. Answer. All right. Just to talk. Thank you Mr. Chair. Uh so the owner custom homes by of Franco and consultant Maverick Engineering are seeking approval of a plat to create 111 lots for ownership purposes. Uh staff does recommend approval of the preliminary plat subject to conditions A through G which you will see on the screen here in a moment. Any questions of staff? I didn't catch the size of each lot. So they would be at minimum half an acre. um due to uh requirements in the county. Uh that's as low or that's as small as they can get. So available. Yes, sir.
