Yep. Good morning. I will call the February 18th, 2026 Norfolk Planning Commission meeting to order. Next, the consideration of the recommendation of annexing a tract of land generally located a quarter mile west of the intersection of East Benjamin Avenue and Highway 35 on the south side of Benjamin Avenue. Anyone here to speak on behalf of this? This is uh oh recently there was a subdivision moved through through here being developed by Kalin Herman there. There you go. And so um as a function of that we wanted to we we can't accept any streets uh that are outside city limits into the into the city street system. So, we need to annex this. So, so as they start to develop that um once that street infrastructure is in place, then we'll take take ownership of that.

No, it should go It looks like it goes to the north north side. Fair enough. I take a motion. Make a motion to consider recommendation of annexing attractive land generally located a fourth mile west of the intersection of East Benjamin Avenue and Highway 35 on the south side of Benjamin Avenue.
Please vote. I would anticipate by the end of the year we'll see the annexation coming in for everything west of that up to the current city limits to just be the very western edge looks like there that All the same developer, Steve, pardon. All the same developer.
Yes, that that'll all be the same developer. This here, um, they needed to move this forward ahead of the rest. They've got some some state funding that requires them to start issuing occupancy permits. I believe in November they have to issue their first occupancy permit and then there's like one or two permits per month for the next year year and a half that they need to so they'll start they'll start building that out. There's no they're not using districts. They're not using tiff. It's all all state dollars here for this. uh the rest of it to the west, I believe they'll be coming in with a tiff tiff application on the rest of that. And my understanding is the intent is to get 100% of the streets and water and sewer and in to the west and then slowly start to develop those lots. They were hoping for that this entire site, even this area to the east of this um kind of that odd triangle shape, they were looking at this as about a five-year development for and I would say we're pretty excited about that. Um we are working on some economic development opportunities uh that will be um in you know increasing housing needs, creating jobs. Um we're hopeful here in the next several months that um we can announce some of that some of that work that's we're setting the base for. So I think this this starting to move forward with this really
joins well with what we hope happens here in the future.

Yeah. So, January 2026, uh, single family detached, uh, we just had one. It is January, so that's kind of expected. Um, so this year we have eight. Last year at this time we had 11. Uh, no new duplexes, so we're zero and zero. Uh, no new multifamily, so we have no new multifamily this year. Last year we had the foundry come in with 166 apartments. Um single family attached. We actually had four new ones come in. So we are ahead. Uh this year was six. Last year we were at four. And the building valuation is about 24 million less than last year.
