Call to order the city of of Nagnes Planning and Zoning Commission meeting. I'm going to dispense with some of the normal comments since it doesn't appear we have anybody, but one applicant here and hopefully another applicant will show shortly. Um there's one zoning change which would go before the uh city council for final voting on September 22nd with the next council meeting for introduction on September the 8th. The reubdivision that's on here will be final in 11 days. Um we'll go over that that if anybody's agrieved by that decision, they must file an appeal within writing within 10 days. I'd ask that everybody that comes forward to identify themselves, the procedure we'll follow is that we'll hear from the um I'll read the application, the director will uh have any comments she has, and then we'll hear from the applicant or his designated uh comments uh for the application, then comments against the application, and then a rebuttal uh limited solely to uh the negative comments. Um, our next comm our next meeting is Tuesday, October the 7th, 2025 at this location. I don't believe I have anything else. Is there any comments I missed?

The reason is for commercial development being uh municipal address 301 Martin Drive. Uh it's kind of a misnomer in that it actually includes part of abandoned uh Carolyn Street. This just subdivides it into two lots that are I think the smaller of the two is 21,000 square ft almost half an acre. are more than big enough and our intention is to build single family residents on it. And due to some family circumstances that got us very busy, we're kind of late. I think several others got theirs approved, oh gosh, back in the fall maybe of last year. So, uh, as far as I know, things have gone very well for those and with the help of Miss Rock here and her staff, I think ours will, too. We're hoping to you'll approve and we'll be able to get going with it as a short-term rental for the high season coming up.

It will not be voted on until September the 22nd, 2025. Next week, next Monday, they're not supposed to have discussion about it. It is supposed to be introduced uh only. However, if someone shows up and says they have a family meeting on the 22nd, sometimes the city council allows them to speak because they can't be here. My suggestion is you or somebody on your son's behalf, show up and be quiet unless the uh city council breaks with

Office activities. So, we are actually doing an introduction uh to city council for our tiny home subdivision. Um what I would recommend that you do is to research tiny homes based upon the ICC rules and regulations. It gives you the compliance of what ICC recommends for what a tiny home would be, the construction of a tiny home. It gives compliance, it gives regulation, it provides everything. So if you Google or do uh AI tiny homes, it'll pull up everything for the IRC, the International Residential Building Code, which is 2021 for a tiny home, and you'll see what we're actually proposing. We're going to adopt it as is. If any changes are recommend, or if any changes uh need to be recommended, I'll definitely let you know before we move forward with that.

We can't make it less but we can make it tighter to make it fit negative if you feel so. So read that ordinance and give me your thoughts please. I really need some feedback from you guys. I need some input from your perspective as a commission. And so when's that going to be introduced? It's going to be introduced for the September 8th city council.
