Planning and Zoning - Regular Meeting

Call to order the city of Natchitoches uh planning and zoning commission meeting. Next uh city council meeting is May 11th at this location. Applications for rezoning will be introduced at time. We do not have any applications for rezoning, is that correct?

We do not. Final voting in those non-existent applications will be made on the 26th. Uh we do have a replacement application for a mobile home. Uh anyone aggrieved by the decision we make tonight has up to 10 days to file a written appeal from tonight's decision. If the folks didn't sign in, we only have two people here. If you didn't sign in coming in, please sign sign in going out. Uh We'll ask the speakers to come up to the podium and um identify themselves and we ask them to speak directly into the mic. Is anybody here in opposition to this application tonight? All right, then I'll dispense with how we're going to take the testimony since there obviously will only be one way it's going to go. Roman numeral five, new business is an application by uh Fannie Mae {slash} Brandy uh Kelly for a mobile home replacement at the following location, lot 1.2 of lot one of the J.B. Breedlove property. The reason is a mobile home upgrade. The construction has been given uh notice of the project. This is 1440 Dixie Street, exhibit number one. Comments by the director.

Um so, as you stated, this is just an upgrade um to a 2026, it's a 14 by 76 trailer. This trailer, the current trailer, has been there for I don't know how long, but it's been there for a minute, so it is time for an upgrade. Yeah, that looks, you know, uh 1990 at the earliest. I mean, at the at the oldest. Mhm. That looks like a pretty old one. Any comments from the public? This is my first Any No, any Did the office receive any comments No, we haven't received anything.

Okay. Will the applicant or their designee come forward and address the application, please? Not sure what I'm doing here. I've never been here before, so Please Please state your name and tell us My name is Keith Bray. I work with Clayton Homes. I'm the general manager. All right. Uh Mr. Holmes, which You heard the uh summary of the application by the director. Yes. And is there anything you need to add or anything else you want to tell us? Not that I can think of other than that we're replacing an old dilapidated home that can't be used with a brand new energy-efficient home. Okay.

So. Now, just it appears to me, uh Madam Director, that the drawing that was um that was submitted appears to comply with the setbacks and things of that nature. Is that correct?

That's correct. It's just going back pretty much on the same footprint as the current existing trailer. And you all if this is approved as part of permitting, you all will um arrive here over and make sure it's skirted and all the things that's required on mobile home owners. Correct. All right. Does anybody have any questions for Mr. Holmes on the application of Miss Basically the same size, right? It's It actually may be a little smaller. The existing home may be a 16 wide. We're going with a 14 wide and we're setting it up for FHA financing as well. So it's going to have concrete footers, permanent foundation. We're We're trying to do it extremely well. Okay. All right. Anyone else wants to speak on behalf of the application of Fannie Mae Brandy Kilby? Hearing none, discussion by commission members. Does the commission have a pleasure? Kindergarten. And we're 66 years old now, so that's a long time ago. And I was talking uh with my wife earlier. I said, "You know, Bobby one of the only friends I've had we've never had a cross words." I was the best best man at his wedding. His first wedding, I should say. I hated for that one. Yeah. Oh, well. [laughter]

And And like I said, we've been long long time friends. I just want to let you know I we appreciate your service. Yes. Thank you, Ardo. Thank you. Thank you. Thank you.
