Was there any problem with the warnings that Pleasant Hill was added? We are not dealing with any of that. These are just two front lots for Bell Road. In a moment I will pass the word to him. He can share his screen, share the plans and discuss what he and his team want to do. Then we will have time for questions. Thank you, Herbédio. As I was saying before, my name is Adam Stout, along with my partner Spencer Cox. We have a land development company for automobiles and we are focused on the Southeast in general. And we made a partnership with Unibio. to take two lots that are already superimposed by the city metro to be planned industrially and complete the reasoning process from R20 to IWD with the final intention of putting a self-serve unit there. And the reason why we are choosing self-sufficiency is for a few reasons. First, there is not much self-sufficiency in the area. In the area, I think it is a need in the community. But I also think we want to be aware, in fact, we want to be aware of the traffic in Bell Road. So self-sufficiency is probably the lightest use it would be from an industrial point of view. We are not trying to put a new distribution center on Bell Road. We talked to the National Transportation Department on Tuesday about this plan. 100%. So, I committed myself, first of all, to N-DOT to see what they would like the Bell Road corridor to keep safe. So, after their feedback, we hired an engineering company called KCIA, which designed the highways and everything along that corridor, to help us conduct a study on how to maintain safety. I just paid for it. So this will all be available in three to four weeks to receive their recommendation. They will work together with Ndot to ensure that all entries are safe. And if we have to move this entry because it is safer here, we will move the entry. Whatever Ndot is, it needs to be done to ensure that it is safe. This is the goal of the engineering study, to obtain the lines of vision so that everyone who comes from Couttsville to the south and from the Shelton area going to the north can see the entrances. So there are some options, it can be a conversion band, it can be a signal, it can be a blinking yellow light. It depends on what INDOT wants us to do and what they want us to do to maintain security, we agree.
We have a question. How many storage units in total?
We are looking for something between 100 and 100 and 310,000 square feet, which is, depending on the mixture of units, between 7 and 800 units. Some have 5x5, others 10x10, others 10x25, some will have air conditioning, others will not. This depends on the layout. The goal is to maximize as much as possible the need for this specific area.
