Right. Hello everyone. We've had a slight delay today, but we are going to get started. This is the city of Moskegan's planning commission meeting for January 15, 2026. Blake and Simmons. All right, we do have a quorum. So, we're going to go ahead and get started. I think we have some changes to the agenda, though. Mike, if you could just let us know anything we were planning to remove. Uh, I think we should probably remove the discussion on the goals until participation next month. Yep. I think that was the general consensus. Okay. Y
uh I would remove that from the agenda. Do we need a vote on that? I don't think we do. Okay. So, we're going to try to address that on Feb in February and I would ask that any commissioners who have input um would try to submit some of that in advance so we could have more productive discussion next month as well. That being said, we do have a site plan review. And so this is not a public hearing, but it is a request for a site plan review for a building addition at 2246 Olaf Drive, 2026-01 by AB Electrical Wires Incorporated. And I think we have a staff report from planning.
Sure. So AB Electric uh is already there and about a 3200 or 32,000 foot building. supposed to be close to a 40,000 ft² addition. They've acquired the property next door to the east, which uh does have a small office building on. Used to be a small scale printing shop many years ago, but it's been vacant ever since. And I've gotten only a few calls here and there for um ideas that really didn't fit with an industrial park. So, it's been challenging to get that building occupied. Anyway, so that'll be demoed. Uh and the new building will uh take place uh on that site and they do have adequate parking and good landscaping plan uh especially along Olaf Drive.
Yes. Um yeah, the engineering department has requested that they move the proposed or the current entrance off of Olaf to the south so that it matches with the driveway across the street. This will prevent what they call left-hand lockup. So, we got in this minutes
case it actually goes both ways coming in and out of the parking lots and coming down Olaf. Uh there could be some issues with left-hand turns and people not being able to move unless that's lined up. So, we've talked about that with the applicant and I think they're immunable to that. Uh also, they've applied for their storm water permit, but it has not uh been approved yet. So, that would also be another condition on approval. Other than that, uh it's a pretty straightforward plan. They've done a good job with the site plan. Staff would recommend approval with those two conditions. Okay. Thank you. Yeah, we could scroll down. Great. U and then I do have the um folks here in the audience, if you have anything you'd like to add as we take a look at this site plan, you're welcome to come forward.
Does anyone on the commission have questions for the app the site plan at this time? Okay. Um I did have one question um in regards to access to uh the facility. This is I assume you have a large variety of workers and it looks like from a transportation perspective there's two bus stops, one on your side of the street and one directly across and so um there's a bike trail across the street but no real way for folks to get from the other bus stop to your facility. So, I just wanted to make a comment about that and see if you would agree that you have any folks who regularly travel to your work through uh the bus system. None. Okay. Don't have any that you're currently experiencing. Okay.
There's a sidewalk to the bus. Correct. So, the site plan seems appropriate for that. Um, but from a city perspective, we do not have a crosswalk. So, it seems that we should just make a note that there could be a better crosswalk from your facility to the bus stop across the street in case folks did need to use that form of transportation. So, I wanted to make a note of that. Other than that, it looks like we've got some conditions and I am prepared for a motion. You I I think I know I thought I knew where the building is. This the former Earl Press building. It's It's across the street from you. Who was in your build? Who Who was the former owner in your building?

Um, and then there was also a landscape plan submitted as well. And I understand that we've we've got some good reviews on that and we've included our favorite evergreens. Thank you. Um, and so at this point, I would take a motion to approve the site plan unless there's any further discussion.
I move to approve the site plan for 2246 Drive with the following conditions. One, a storm water permit is granted by the engineering department. Second. The existing driveway entrance on Olaf Drive is moved east to match the entrance at 2291 Drive. Second. Moved and supported to approve the agenda item. You guys are so great. Um okay. Um, there was actually one quick change on the minutes, but they were listed as an initial agenda item and that's just the spelling of my last name. She's finally pulled the trigger. So, we'll put together a nice thank you letter for all her years of service. So, thank you, Jill, if you're out there watching. Um, uh, so she will be missed. And I believe there are some applications in the talent bank applications I believe. So potentially something that we could also look at at our next meeting. Um it is great to have a a full board. Appreciate everybody who made the track out today. Yeah. That'll be coming to the city commission later this month. Sounds good. Ma'am one a week from Monday. Yeah. Okay. All right.
