All right, number four on the agenda, PPE. 2026-03, consider the request from Steve Capps, property owner, for the approval of a preliminary plat for Deer Park Phase 2 on 19.0 acres, being a 42-lot subdivision of the portion of the property ID 341269 in the single-family SF1 zoning district lying in the John Orr Abstract 423, track 3902, TR1 and TR2 described as instrument 2021-2383 in the real property records of Titus County, Texas, situated west of Deer Park Estates, Block 8. How is everyone? So this is going to be a pretty brief meeting. Lately we've had a lot of work. This is just one preliminary plat. So many of you have seen Deer Park come through on zoning cases previously. and even the first phase for platting. This is the second phase. There are 31 lots, and it is a former county sew division. There are two existing old cul-de-sac streets that will remain private. And so Mr. Capps bought the property a few years ago and is moving forward with it. um the platting because there is water and sewer available so it was zoned single family one um however the lots are uh considerably larger than single family one they're about half acre um the new utilities for water and sewer were permitted into the subdivision and so they um have been installed already this was by permit and it's kind of kind of after the fact in a way um they will be city maintained this is a preliminary plat as soon as it's approved then it'll come back and be ready for the final plat so you'll be seeing it again in other words so just a reminder where it is um phase one is uh to the right It's a larger lot, so division. That was developed in the county. The Deer Park Phase 2 had been developed a long time ago, and then I guess Luminant cleared them but left the streets. So I had to have all the new infrastructure, and you can see where it is in relation to the city, that far northern edge. This is a preliminary plat. They will be private streets because of the age of the concrete in the streets. So Mr. Katz has agreed to those being private That means they'll have to be maintained by an HOA for the streets and their drainage. But the water and sewer were installed per city specs to be public lines that serve those lots, and so they will be city utilities. And then of course a portion of the deer park lane on the outside, there is some dedication because it's quite narrow right now and so there's a strip of dedication to the right of way on the exterior but not the interior. So city staff is recommending approval of the preliminary plan based on its suitability for development with the following conditions that the roadways and drainage areas are privately owned and maintained by the HOA. So I don't have a presentation for y'all, but we are hopping. And so there's a lot going on. There are going to be a number of cases that you're going to get soon. Some more cleanup. We've got another two pieces zoning case coming through. We've got another PD coming through. So there are a lot of irons in the fire. We also have a site plan. in case it's also coming forward. They're still in the DRC process. Those are just off the top of my head, but we have a lot more. So you're not going to get much time off. There's going to be a July meeting and probably an August meeting because I'm already working out that far. That's all I have. Yeah, it's good for Mount Pleasant. It's absolutely, we love it.
