VESTING TENTATIVE TRACT MAP 39549 – PLANNING AREA 1 OF AQUABELLA SPECIFIC PLAN (PEN25-0117) (DISTRICT 3)

Vesting Tentative Tract Map No. 39549 for the Subdivision of 40.17 acres into 293 condominium units, including 22 lettered lots for streets, driveways, landscape and a 2.68-acre park, located north of Cactus Avenue and south of Brodiaea Avenue in the Aquabella Specific Plan (SP 218). Recommendation(s): That the Planning Commission: 1. ADOPT Resolution No. 2026-31: a) DETERMINING that PEN25-0117 is exempt from the California Environmental Quality Act (CEQA) pursuant to Section 15162 of the CEQA Guidelines; and b) APPROVING Vesting Tentative Tract Map PEN25-0117, subject to the attached conditions of approval set forth in Exhibit A of Resolution No. 2026-31 and as shown on the approved plans.
