and Hill Planning Board on August 17, 2026. Nominal call. We have the quorum present. And at this stage, I would like to ask Rhonda to ask for our invitation.

0:25 – 1:02Speaker 1

Yes, absolutely. Heavenly Father, we come to you tonight to ask you to guide us as we make decisions for our city, the city of Medill. We pray for our residents, our municipal staff, our mayor, our municipal commissioners. May they be blessed and may they be in good health, tranquility of mind, financial and spiritual blessings on them. We pray for our elected officials, our president and our senators so that they make good decisions for our country. We pray for our soldiers, for their safety, and we ask you to bring our country closer and closer to you. In the name of Jesus, we pray. Amen. Amen.

1:02 – 1:46Speaker 4

Amen. Thank you, Rhonda. And welcome, Daniel. Thank you. Sorry, I'm just behind. Very well. Point 3 is the approval of the verbal trial of the ordinary meeting of July 20. The president would accept a motion. Approval of the verbal trial. A motion of approval is presented. We have a motion. Does anyone support it? I support it. Ronda, thank you for the support. A motion and a support. Are there any other questions? If not, we will vote according to the usual vote sign. All those who are for, I put. Oppose also. It seems to be adopted. The motion is adopted. Number 4. Add or delete. John, do we have anything to add or delete on this subject? Okay. Thank you. E. Yes, you have. I forgot that it was on the agenda.

1:46Speaker 3

The festival request has been returned to the next point 7B. Okay. Okay. So B. MHM. Okay. E. Very good.

2:03 – 2:40Speaker 4

Number 5, committee report, personnel member. Something, John? Yes. The last meeting of the commissioners has approved the industry. Okay, good. Very well, number 6, old affairs. Do we have old affairs to submit to the council before moving forward? Okay, good. E, point 7 and the new affairs. We have some administrative order questions at point A, namely the election of a president and an adjoint president. Mr. President, I would like to propose the candidacy of Roger Hendricks as president, please.

2:41 – 2:58Speaker 2

I support it. Other candidacies? D'autres candidatures ?

3:44Speaker 3

Passons au... Number C. Discussion. Recommendations on ZZ26A7. John, is there something we need to know first?

3:54 – 6:40Speaker 4

No, I'm just letting the caller make the presentation. Okay. If the caller wants to get close to the podium, give his name and address and continue, please. Mr. Mac Melanahan, 103 Steuben Drive, Huntersville, North Carolina. How are you doing tonight? Fine, I hope you're doing well. Yes, sir. I'm here to talk about the water storage tank that we're installing at the intersection of Hallow Wild and Area 51, near the intersection. It's next to Lebanon Road. And so, just a general overview of Charlotte Water, our complete distribution system on the screen. I will not review all the statistics for you, but what we are talking about for this site is mainly located at the place where zone 960 is indicated. Just below zone Z, this is about where the reservoir plot is located. We currently have 15 overgrown reservoirs in our system and it would technically be the 17th when it will be built. E, so the reservoir illustrated on the right is the one we recently built near Huntersville, near Sunset Road. E, the reservoir we propose to install in Mint Hill will look exactly like the one on the screen. They, the reservoirs are very important in our sector for a very ecological and efficient energy. They are good for additional protection against fires. They provide essentially a large space in a line of additional reservoirs in a system. You can imagine it like a river that is thrown into a lake, then that is poured into a river. That's a bit like that that acts a water reservoir. E. This allows us to considerably reduce pressure fluctuations in the mid-island region where we plan to install it. E. You therefore know that our tanks run our water system, the demand, the peak demand, is obviously located in the morning and in the evening. Our tank will empty itself by gravity during these peaks of demand in order to alleviate pressure fluctuations in traffic. And then, yes, they will fill up in the middle of the day, when the energy costs are lower, and they will fill up in the middle of the night, when the energy costs are lower. and it can also be used as an emergency storage in case of emergency. On the reservoir that we propose on the screen, this blue star on the photo actually represents the location. We have identified this plot mainly according to the altitude and the proximity of large streams of water. The higher the soil level, the shorter the reservoir, which reduces the global cost for us. We estimate that it will be around 12 million euros.

6:51Speaker 4

Il fera environ 188 pieds de haut.

6:53Speaker 1

Juste avant ça.

6:55 – 11:22Speaker 4

Uh, I forgot, I'm sorry, 2 million gallon tank. Yes, sir. Yeah, yeah, okay. Uh, I think it's frozen. Here it is. Very good. Uh, once again, there is a star for the plot that we bought several years ago now. Uh, it's just behind the waiting line for food products on 51 and it's actually the property that belonged originally to the Baptist Church there on the screen. Uh, the star is actually, I should have delimited the plot, but it's the plot in which it is. just if you look at it very quickly to orient you along the 51 down, from north to south here. The next slides will be photoshopped images of what it will look like in the future. We show one from the Parcel de l'Eglise Baptiste, another near Jared Court in Aldaou Wild, and another from the Foodlin parking lot. I think it's frozen again. And that's it. Okay, so this is just a kind of plan to show you the real sewage, the sewage of water that we will have to walk to the reservoir. This will be a 30-inch water conduit. and we connect it right there, from 51, to a 16-inch main duct that is currently there. With that, we will have to acquire a service in the upper right corner. We estimate that there are about 6,400 square feet for a layout. Most of this site is wooded. Our intention is not to clean most of it at all, because it is obvious that if you clean most of it, it costs money. Our plan would be to clean palamino, where you enter, part of this area, where the water duct is located. E, then probably from the tank, the circular part of the image starting from the top. So, at the bottom of this circular zone, E, the smallest square you see there with the Xhead traps is the place where we put our safety lock, our final safety lock. But the rest of the zone, where it is indicated that the total properties are in this southern part, will mainly be made of wood. And, hopefully, most of this border along the shopping center as well. E, here is one of the photos of Aloe Wilde near the Jaret de Cour intersection. You can see it in the background. E, it comes from the parking lot of the Baptiste church. And we show it from the food line. It's a waiting line for food that gives the impression that it's funny, but it won't be that serious. Still frozen. Okay. Uh, I'm back. There you go. Thank you, John. Uh, so the next steps for us would obviously be the approval of the city. Uh, and the zoning of the property. Uh, we hope to start the detailed design immediately after the zoning. Uh, we think it will take 5 to 6 months for the design. Uh, and then we will immediately move on to the acquisition of the servitude after that. Uh, and as I said, we estimate that this will start at some point in the summer of 2028 with a duration of 2 years for the project. And that's all I have. I leave you the floor for your questions to all. Okay. Well, I'm just going to start with a question. So, basically, what I'm reading here is that Mint Hill is just a perfect place for that. That's right. We also need it in the water system for the Mid-Island region. Very well. Well, let me just start there, Georges. Can you tell us about the context of the location? And I don't know if it will depend on your skills or not, but who determines the aesthetic, the exterior, you know, by putting like the city of Mint Hill or who has this right, I imagine, who decides. If you can put logos and that kind of thing. I mean, in the end, it would depend on the board of directors. We ask that there is no logo or antenna of telecommunications on the tank. But it is finally up to the board of directors to decide. The city of Medill. Yeah, okay. That's all I have. Okay, Ronda.

11:24 – 11:54Speaker 1

What are the other locations you've spotted? There were two or three others that went up to 51. There was one that was a property of the county and I can honestly find it for you, but I don't know where the others are. I know that you said during the previous Thursday meeting that the elevation of the property was one of the reasons why you had chosen this location, but you did not indicate where the other locations were. Donc, E, j'ai juste parlé de l'élévation.

11:54 – 12:05Speaker 4

Comme de la hauteur du sol. Oui.

12:12Speaker 4

E, I think it's a six-foot fence. Usually, there are two or three rows of barbed wire, just a chain-type fence.

12:18Speaker 1

Did you say barbed wire?

12:19Speaker 4

Yeah, on the top. Yes, okay.

12:21Speaker 1

The length of the chain, there.

12:22Speaker 4

The length of the chain for there, I think it's six feet. And then we have three rows of barbed wire at the top.

12:28 – 12:44Speaker 1

Okay. E, what percentage do you think this will increase for residents? You said during the Thursday meeting that... Was the water pressure low and therefore would it increase or what percentage would it increase for us?

12:46 – 12:58Speaker 4

I think you can say without risk 25%. I believe that the last time I spoke to our water planning group, we saw low pressures of the order of 20 psi and I think that would balance them more in the 40s, that's what they told me. So I think you know, 25% maybe more or less.

13:05 – 13:20Speaker 1

Will our water bill increase? Okay. So, to pay that? No, madam, it won't. Our water bill will not increase. Our sewage bill. Okay. What is the life span of this tower?

13:21 – 13:43Speaker 4

Well, if you build them correctly, I mean it could easily last up to 50 years or more. I mean, we have it in our system. Chuck can probably tell me, but there are some that we have since the beginning. and they are still in service. Okay, the only maintenance that you will really see on it would be to retouch the paint on the outside of the bucket above.

13:43 – 13:59Speaker 1

Because it's a very important building. I mean, it's huge. Will there be a logo? Is it something? Because it is niched in a residential quarter. And you know, getting up and seeing a big building like this one, a water tower,

14:01Speaker 4

No, we did not intend to put logos on it.

14:06Speaker 1

Nor to paint something like Mint Hill on it.

14:09Speaker 4

No, madam, okay, or AT&T antennas or telecommunications at the top of the tower.

14:14 – 14:56Speaker 1

Because it's already a distraction over there with the roundabout. MHM, and we have a pedestrian alley. And so, if people look at a tower, it will cause more catastrophes in this area than we already have. If we have to have it there. Okay. Anyway, that's all I have.

14:56Speaker 1

Daniel, could you... Go back to the slide where you covered the four higher elements such as fire protection, pressure fluctuations reduction. There were two more on this slide. I'm trying.

15:06Speaker 4

I think it's still frozen on me. I just know it's not very reactive. Okay, there you go. Uh, I'm gone.

15:13Speaker 3

Too far. Yeah, the pump fills up at night. And then there was a fourth one. That one.

15:17Speaker 4

John, two full.

15:21 – 15:35Speaker 1

Emergency storage. Okay. Yes, that's the one I was talking about. Okay. E. When you connect to the water, you're going to have to do some work to tear down Idlewild or I suppose it would be 51.

15:35 – 16:26Speaker 4

I think the waterway is just outside the road. So, I don't think we're going to install concrete barriers just to protect the circulation, but the circulation will probably remain fluid. E. And we'll just have to dig up the water and dig into this water. Okay. And then I'm not an expert in water castles, but maybe if you could just for our information, the reservoir is filled only from water flow. Yes, madam, that's the case. Yes, we therefore operate our demand according to a numbering cycle. It's a bit like that. So you have water demand peaks, of course, in the morning, when everyone takes their shower, and in the evening. During these periods of high demand, our tank remains full, then it empties at those times. Then, we pump it in the middle of the day and generally in the middle of the night. Okay.

16:26 – 16:45Speaker 1

It's useful. That's all I had so far. Okay. Very well, Brad. Have you been in contact with all the owners who correspond to this property and who now live on, or are, no matter the terrain?

16:48 – 20:15Speaker 4

We are the only owner with whom we have not been in contact, the one who is right next to Palamino and 51. We have not been in contact with him yet. No, okay, it's Palamino, it's on the other side of Palamino Drive. I'm talking about the three properties that seem to be retired on Jared Court. Do you think that in your plans, the 15% of unperturbed open spaces that bats frequent up to these properties could be expanded in one way or another with plantations and other things of this nature? It seems that you are going to leave a lot of things, as you said earlier in your statement. You are going to leave as much as possible. It also seems to be the The barest point of the property, apart from what leads to the supply line. I'm a little worried about these three owners. What they would like to see. We have not considered additional planning or closure of this type to block the view from the reservoir. But we can certainly consider that. I participated in this project in 2021 and I know what you think of the fact that the name of the city is on the water tower. So I found it interesting that you let the city make this decision, because it has already done so once and you have withdrawn the request. I have nothing else to add, Mr. President. Okay, Kenny. Yes, thank you, Mr. President. So you have 1.25. You have to install a sediment basin ? The permanent quality of the water. We have not yet advanced in the design, but it is more likely. Yeah. Okay. I'm not 100% sure yet, but we have not yet advanced in the detailed design. Okay. I would like to be able to control the cursor here, but never. So, you don't know, we don't know if there is a permanent sediment basin for the quality of water or temporary for erosion. No sir, I don't know yet. We haven't gone that far in the design. Okay. We didn't do it for our last site, so I don't see why we should do it here. You did it. You didn't do it. Okay.

20:18 – 20:31Speaker 1

It should have 20,000 dents. Yeah. Yeah.

20:31 – 23:50Speaker 4

And it is indicated 1.25 acres of disturbed areas. That's why I asked the question. 1.25 would force you to demand a sedimentary basin and an erosion control plan. I don't think we're going to exceed this limit for this reservoir, because it's a very small area next to the reservoir column, and that's it. And then, of course, the coming pipeline. Would it be possible to reduce it to 0.99 acres of disturbed areas? Potentially. Yes. I know that a large part of the disembarking upstream is just to bring tankers and cranes to certify certain things, but permanently, I don't think it will reach a threshold. Okay, there is some there. Place between the two, which would be a challenge, but it is. Really my only concern. Okay, I have. A question before going any further, John, for you, this is how it is indicated. It is a question of reasoning and approval of the Water Castle. That's right. Is there something here? Because there are still a lot of things that, they, they are still at the very first stage and they still do not have a concrete plan. Are there any possibilities that this will come back? As soon as the zoning is approved again, the Council of Urbanism could see a plan, a construction plan, and what it would look like, because several members have concerns to which they simply have no answer, because they are not at this stage of planning. Okay, I can bring it to you. You won't have to bite the apple again, but I can certainly bring you the plan once it's finished to share it with you. But as far as what I mean, once the reasoning is approved, unless the council imposes a kind of condition according to which it must come back for a final approval of the ... Yeah, that would really be the only way. Otherwise, you know that if you get a reasoning approval, that's it, that's the end and everything that follows will take place administratively. Okay, but we can inform the council, that's for sure. Okay. But for the Council to take measures concerning these concerns, this should be included in our recommendation. This should be indicated. And you are mainly talking about detention in case there are construction materials or maintenance materials, this kind of thing. It is a structure on which we have nothing else than what looks like that of Huntersville. We can. Yeah, I mean we can do it. We can have them if you want, like a list of the materials of the structure. I mean, you may know it now. I mean, it's concrete and it's a concrete column. The upper blue bucket is made of steel. It's welded steel. Is there an external lighting other than that of the FAA? Apart from that, a minimum, as we will have a light near the entrance of the store or the entrance of the roll-on door on the column, at the bottom of the column. More for our safety. But you wouldn't have them like in the tower itself, like wall panels or ... Forgive me.

23:50 – 24:39Speaker 1

But they are usually hidden, not hidden in a residential area. Those I saw are usually near the highway like the 485 or in a more commercial area or What is it called? An industrial zone. So what worries me is that it is nested in a community. It's beautiful there. Their houses are beautiful. And so, just to see something like that that looks more industrial in the center of a community, I don't think it's good. And that's why I asked myself where the other locations were. Because another location more. Industrial or near the highway would be good.

24:39Speaker 4

And it's not necessarily commercial or residential for us. It's just based on the proximity of main roads of large diameter and on the topography for us.

24:48Speaker 1

Yeah, but we'll have to live with that for 100 years.

24:53 – 25:06Speaker 3

Daniel. You said it takes two years. How long is it? How long will it take on a construction site? Well, it's like if cranes and cement trucks were there for two years.

25:07 – 29:13Speaker 4

No, the column is actually flowing in small. These are 12-foot circles, roughly, and they frame them. They pour a concrete truck and go up. The last tank was finished in about three or four months. And then, there are other water conduit installations. The welding of the steel, the tests of all the internal pipes, the valves, the pumps, the pipework inside the pipe, that's what also takes a lot of time. The electrical stuff. But no, it won't be two years, two consecutive years of cranes and concrete trucks. The crane will only be there to lift the bucket. And then the concrete columns. Okay. Help, a redirection? No, I don't have anything at the moment, Mr. President. Kenny. Nothing other than the Mintil logo on the tank. Okay, well, that said, I would just like to clarify one thing before the Board of Directors goes any further. Now, according to what you say, this is a general approval. This would be the only organism to the apple. This being said, if members of the Council wish to take into account a particular condition or concern, it would be necessary to include it in any type of motion presented, whether it be a revision of the site plan for the tampon areas, for the used waters, for the plants and trees, because part of the site is very wooded and part of the two sides are not, and it juxtaposes the properties. Very well, I will do it simply because you are looking in both directions. The ZC26A7 is in accordance with the territory development plan adopted. The future territory development map designates this property as low-density residential. Although the essential services are not specifically identified as a recommended use of land in this designation, the Unified Development Order of the UDO authorizes essential services in the residential zoning district through the conditional zoning process. Consequently, the proposed conditional zoning disadvantages are in accordance with the policies and intentions of the plan for the use of the adopted lands. The request is in accordance with the standards of the Unified Development Ordinance and, on the basis of the request file, the personnel analysis and the information presented during the re-examination process, the approval of the petition is reasonable and serves the public interest. That being said, I would propose that we send a favourable recommendation to the Council of Commissioners and to the Mayor. A motion. Nous avons besoin d'une seconde. Une seconde. J'ai une seconde. Merci, Kenny. Okay. Okay, thank you, gentlemen. On this point, we will move on to D, which is the discussion recommendation on the ZZ26A8 deposited by the Water Service of the City of Charlotte and the reasoning.

29:16 – 34:33Speaker 2

Good evening, my name is Justine Webster, I live at 8314 Bird's Lay Drive in Charlotte, North Carolina. Thank you for inviting me tonight. I'm going to talk to you about our H-Plantation wastewater collection station project. It is a zoning request to build a pumping plant of more than 10 by 10 square feet. Our project site is located on the far right. From the map to H-Plantation. It will be a relay station, a relay station for used water, which will pump the used water to a gravitational sewer on the west side of the 485, where the green line is located with the arrows pointing down. We plan to install a main eight-foot conduit, which is the most orange red line. It will cross H Plantation to Fairview Road. It will follow Fairview Road to Allen Black Road, will cross Allen Black, then will diverge into a new 16-inch drain. Just after the intersection of Old Fairview Road to Allen Black, which will then cross the 45 and will connect to our existing system. As part of this project, we will install a service line to the toilets of the veteran Memorial Park. And this can be seen by the yellow line located in the veteran Memorial Park. Oh, here it is! So, the overall plan of the project currently in place is a water purification station with a capacity of 100,000 to 100,000 gallons per day. It has been in service for 40 years. It was acquired by Charlotte Water in 2016. And in 2021, we proceeded to a phase 1 rehabilitation. We installed blowers, a UV system, a filtration system and a post-treatment system. The plan is now to eliminate this conditioning plant, to eliminate the rejection permit and to replace it with a 250,000 gallon relief station per day. This relief station would send the flow, as indicated on the previous map, towards a gravity system that would finally be treated in our purification station of used water from Maxel Pin Creek in Pinville. Here is our design plan at 60%. Site plan. It will be a two-storey duplex station. The building for which we are asking for a change of zoning measures 32 by 20 feet. It will be a brick-painted building and prefabricated concrete. We will have an emergency generator and the large registration plate is an emergency confinement basement. A confinement basin. Wow, sorry. The estimated cost of the project is $ 6.2 million only for the reception station. We would like to start construction in spring 2027 and finish the project by autumn 2028. Here is the plan of our demonstration site. You can see the long rectangular structure that represents the used water purification station. The other elements would be the blowers. This would be the UV system, the filtration system, the post-treatment, then the effluent in the stream, as well as the fracture tanks that we currently have in place for emergency storage. Here is a map of the site or a view of the street of the existing property. Here is our entrance to the waste water purification station. This gravel alley. It is hidden by the vegetation that you see here, which we plan to preserve. We may have to remove a part of it just to widen the entrance to the construction station, but we will come back with similar plantations. Here is a rendering of the building we designed. E, once again, it is a 32 by 20 square feet building, 10 feet high, with a roof overlaid and brick-painted walls. Uh, sorry, let me go back. Here is the rendering you see at the bottom of the screen, this is the real view of the street. Uh, the trees will obviously be denser than what we have in the plan, but it is a ten-foot tall building and it would not be visible from the street. And here is a rendering of the building on the north and south side, uh, inside the factory.

34:38 – 35:05Speaker 4

and that's all I had to present. Okay. Well, let's get started Brad. As we get there. Let me get my map back. Take the one on the right here. I will come back on Fairview Road. Of course. And it goes from Fairview to the park. From Fairview to Allen Black. Okay. Then it crosses the intersection of Allen Black. Okay.

35:05Speaker 3

Twice. And then, we arrive on the west side of Allen Black. We descend on Allen Black beyond Old Fairview Road, I think it's like that.

35:14 – 36:01Speaker 4

Yeah. We make a few hundred feet, then we will cross the 485 and land on the property of the Memorial Park veteran. Okay. Will that allow? Other developments in the area where you cross Allen Black and Brief Road? The gravitary sewer is designed for additional developments. Yes, okay.

36:02Speaker 2

So, since it's a power station, it couldn't connect to the system over there. It should make a gravitational drive pass to the reception station.

36:10 – 38:41Speaker 4

Or it could install a low-pressure system, I think, and pump up to this point. But I'm not doing it. We should think about it. Oui, monsieur. Très bien. There is also another neighborhood in front of Veteran Park where, I'm sure, your service is called every 20 minutes or so and which seems to be located between the two. Zone, John, help me. What is this neighborhood in front of? Jefferson Colony. Jefferson Colony. Is there anything you are doing within this construction program that could benefit Jefferson Colony? D'accord. Je n'ai rien d'autre à ajouter. Merci, Kenny. So, currently, this relay station, the existing pumping station, only discharges H-plantation. Is there anything else that drains here? There is another smaller relay station that pumps into the H-plantation gravity system. Uh, but that's all it discharges for the moment. Okay. Will there be an area around it that can now also flow? Are we increasing the capacity of this pumping station? Yes, yes, yes, that is the case. It is therefore designed for a relay station with a capacity of 250,000 gallons per day. The current relay station is 100,000 gallons per day, which is our authorized capacity. We could not do more than that. But the daily average flow of the relay station's ADF is 100,000 or 250,000 gallons per day. So, yes, it could certainly manage a larger capacity. And I know that we don't see any map, but do you have a general idea of the surface of the additional lands that could be drained by a fall? I see you all look at that. I mean, could you just say that in the north, there are so many hectares, in the east, there are so many hectares? I was just curious.

38:42 – 39:25Speaker 2

Yeah. So to the east, to the northeast, to the east by going up Fairview, the fall, everything goes down Fairview towards Duck Creek. We could therefore capture a good part of this basin. I have not completely examined it, but just by looking at the topography, you can see it. Have you already allocated the capacity to 12 miles for what it will add or are we going to do that and then have to wait for the capacity of the sewers to be available so that additional zones can flow into C? 12 miles?

39:28 – 40:03Speaker 4

So, you say that... Because you said that it drains. It drains towards Goose Creek. It would flow towards Goose Creek. But isn't it pumped towards the 12 Miles Creek factory? No, no. It would be pumped towards McAlpine Creek, Calpine, in Pineville. Okay. So, do you have the capacity in McAlpine? Okay. Yes, sir. Really? That's all my questions. Okay. Thank you, George. What is the construction schedule?

40:06Speaker 2

We would like to start in spring 2027 and finish in autumn 2028.

40:10 – 40:44Speaker 4

And what would be the impact on the Ash Plantation district? There would be general construction work, deliveries, machines that would come in and out. As for their sewage service, there would be no interruption or no No. Have comments been requested? I'm sorry. Have comments been received from the neighborhood or adjacent properties?

40:44 – 41:35Speaker 2

Yes, we organized a public meeting in the fall. Last and we had a pretty good participation at the Memorial Park veterans and we have the impression that residents are happy that this is happening. They, some people will be able to join the new gravitary sewer. Yes, but in general, it would seem that ... Would it help to eliminate odors? Yes, I would say that it would be better. For now, it is a large open ventilation system and now it will be a confined reception station. We therefore propose future odor control systems. We will have all the plumbing in the dalle. So, if there are complaints about the smells, we can install a treatment system and plug it in. Thank you.

41:41 – 41:52Speaker 1

That's about what I had. I was going to echo what the residents were like and make sure they knew and knew when to start. These are not just trucks coming down the road. Okay.

41:53 – 43:55Speaker 4

Yeah. Could you go back to the slide that you had that showed the red and green lines going down Fairview and Allen Black Road? It wasn't clear to me. Are some of these lines new? New, like the red line going down to Fairview. Is it already done or do we have to build it? No, it's going to be done. Okay. So, are we going to demolish all along Fairview to put all the sewage ducts? Yes, yes. E. The system that is there today, is it in undercapacity for the number of houses or is it just in full capacity for the number of houses that are connected to it? No, it's in undercapacity. E, it is. Just that it is in end of life useful. If you have seen photos of the upper conduit near the water, the water conduit and the degree of corrosion, it is in a pretty bad state. Okay. 40 years and... Yeah, okay. I think one of the things I know Brad and I have already talked about is that we love the fact that Mint Hill is a city with low density. So, I'm just trying to understand if that opens up the possibility for a promoter to say, great, now we can connect to this sewage system. So we can install 300 houses on it. You know, I mean, we also have zoning requirements, but does that open up the possibility for the promoter to connect to the system? Yes, that is absolutely the case. There is certainly capacity for that. Okay.

43:58Speaker 1

Very well, that was all the questions I had. Okay. Uh, any other questions? Will there be an increase in the water bill, the water bill and sewage?

44:07 – 45:34Speaker 4

No, madam. Okay, any other questions? Can the city of Manille take care of it? Make sure that this appears in the verbal trial. Well, if there are no other questions, the president will examine a motion. Very good. ZC 26 A8 is in accordance with the territory's development plan. The future territory development map designates the property in question as low-density residential. Although the essential services are not specifically identified in the territory's development plan, the Unified Development Order authorizes essential services in residential zoning, strictly through the conditional zoning process. Consequently, the proposed conditional zoning is in accordance with the policy and intention of the territory's development plan adopted ZC 26 A8.

45:35Speaker 1

Je l'appuie.

45:36 – 46:00Speaker 4

Nous avons une motion et une seconde. Eux, d'autres questions ? Not hearing anyone, we will vote according to the usual voting sign. All those who are for, yes, yes. All those who are against, same hearing, no one. The motion seems to be adopted. The motion is adopted. Okay. Thank you, gentlemen. Uh, John, are there any other points in the order of the day? Oui, Monsieur.

46:00Speaker 1

Venez de votre bureau. D'accord.

46:07Speaker 4

C'est proposé. Second. Et la porte est appuyée. Tous ceux qui sont pour, y. Cette motion est maintenant close. Adopté.
