NEW INDUSTRIAL BUILDING (WAREHOUSING AND DISTRIBUTION) - 1000 GIBRALTAR DRIVE - P-SD24-0006, P-EA24-0002, and P-TR25-0021
A request for a Site Development Permit, Environmental Assessment, and Tree Removal Permit to remove and replace 25 ordinance-sized trees, demolish all existing structures on the site including four industrial/office buildings, surface parking lots, and associated improvements, and develop a new, one-story, 487,564-square foot tilt-up concrete industrial building with office space and associated site improvements on an approximately 28.96-acre site in the M2 (Heavy Industrial) Zoning District located at 1000 Gibraltar Drive (also known as 1001 S Milpitas Blvd.). The height of the new building will be approximately 46 feet and 6 inches above grade level (up to a maximum height of 49 feet and 6 inches to top of parapet). Proposed site improvements include new internal roadways, landscaping, offsite public improvements, and a new surface parking lot with 781 vehicle parking spaces, 50 oversized parking stalls for tractor-trailers, and 27 loading dock doors. As a Lead Agency, the City has prepared an Addendum to the 1000 Gibraltar Drive Final Environmental Impact Report (SCH No. 2020069024) in accordance with the California Environmental Quality Act (CEQA) Guidelines Section 15162 and 15164. Project Planner: Kristina Phung, (408) 586-3278, kphung@milpitas.gov Recommendation: Staff recommends that the Planning Commission open and close the public hearing, consider the Addendum to the 1000 Gibraltar Drive Final Environmental Impact Report (SCH No. 2020069024) in accordance with CEQA Guidelines Sections 15162 and 15164, and adopt Resolution 25-012, approving Site Development Permit No. SD24-0006, Environmental Assessment No. 24-0002, and Tree Removal Permit No. 25-0021 subject to the findings and Conditions of Approval.
