No one opposed. Thank you. Uh this is where it was a six unit family multif family dwelling with associated parking at 4644 West 12th Street located along the south line of Westlake Road east of Asbury Road and track 280. Is someone here to discuss this?
Hello Mike Sanford 4721 Atlantic Avenue. Gary Renard and Mike Pek would like to build a six-unit building on their property and it's zon mixed use so it's a permitted use. They already have an office building on the 12th Street side. This would be a six-unit apartment building on the Westlake Road side. So, as far as I know, um the plan meets your criteria. Um we did put a note on the plan explaining the front yard setback from Westlake Road. And then, um I'm not sure if Matt Puzz is this do we need a modification to relocate those trees or just because they're shown it's okay. As long as the trees are provided generally near where they're required to be, should be okay.
So, we do have the proper number of buffer plantings and endcap plantings. Uh we had to move them around the site a little bit due to some non-conforming pavement, but all the plantings are shown on the plan. Mike, where's the ingress and egress for the parking? Uh right now there's an extremely wide curb cut off of Westlake Road. It's like the full front edge of the property. So, we're going to be removing a vast majority of that and then defining an actual driveway. Okay. So, the residents will only be able to come to and from from Westlake Road. Great.
And and Mike, just uh for clarification, the business parking that is kind of behind the current building, the access to that from uh off of just off of Westlake Road or off of uh 12th Street? Just off West Lake Road. Okay. Um it's kind of an interesting thing. the the parking that was in front of the commercial building was was the correct amount back in the day when it was built, but then the ordinance changed. The required parking changed and so we had to add more parking and the only place we could add was behind the building. I see.
So currently, uh, like Renard Pack, Bob Tanner, he actually parks behind the building because that's just the way he does. So I think some of the employees will park behind, but the visitors would park in front from 12th Street. questions.
The only item on the agenda. We need a break and then vote on it. Take a break. I I won't even bother reading this thing over again. You know, everybody knows what it's all about. We hear a motion on this. I would move we approve the Renad Pek real estate uh plan for U. uh Westlake Road east of Aspbury and I would second that. Before Before we conclude, I just wanted to to say for the record uh Doug Prozanne, who has been a faithful member of this board for a number of years and has had a great uh commitment to uh the present and the future of Mil Creek. Uh his wife passed uh last week on Thanksgiving. So, um you know, sometimes when you serve on a board, you know, you just see somebody in that one role, but uh Doug was a great caregiver for his wife. So, on behalf of I'm sure all of us, those not here in the community, our uh thoughts and prayers for the Proan family at this difficult time. Absolutely. Absolutely. I second that motion. Thank you.
