Welcome. Good morning, everybody. Am I connected? Can you see my screen? There we go. Good morning everybody, my name is Javier Soler and I represent the owner of the site. located at 127 Northwest 20th Street. It's an existing Marathon gas station. And we are simply proposing to replace the existing pole signs with a slightly smaller monument sign, which is what the city of Miami now requires. for all businesses that have a monument sign. Whenever anyone needs to do any repairs or any renovations, they must comply with the new monument sign requirements, and that's what we're doing here. This is the aerial of the property on the corner of 20th Street and Northwest First Court. Here is a a better view of the existing signage. Typical gas station pole sign, as you can see, with two poles hiding the air. And we are going down to a new monument sign, eight feet by eight feet, which is the maximum that City of Miami now requires for monument signs. The sign is not lighted except for this area here, the blue area, with the numbers for the pricing, which are also required by state law. And the total square area of the whole sign is 64 square feet. And the lighted area, the blue area, is 37 square feet, which is within the City of Miami maximum square footage. We were advised to look at other similar signs that has been approved within the NRD1 area. However, We don't seem to be able to find any monument signs. This here is the boundaries of the NRD 1 district. This is our property right here, down at the bottom. It's right on the edge. In fact, if we cross the street, we are outside of the boundaries. The red, excuse me, the yellow dots you see around here, those are all the nearest gas stations. They're all outside the boundaries. In fact, I think they're all outside just the general Wynwood Arts District. The closest, the only two gas stations we could find that have been updated with the new monument sign is this one here on Biscayne Boulevard. And this one down here, number two, in Alapara. Those happen to belong to the same owner. We were the first to do the updates. And I have some photos here of what those signs look like. If I can find it. Here we go. This is for the one in Alapara. And this is for the one in right of 36th Street on Biscayne Boulevard. There are little... basic, so we try to at least do a little bit more flare, still within the guidelines of City of Miami, the size, and another thing we have to consider is the corporate image. So we try to stay within those boundaries, and this is what the sign company that we are using proposed. Other than that, that's it, that's the scope of the project.

Hello, everyone. So we're working for our client, La Tropical. We're going to be putting up a blade sign in front of their location. Their address is 42 Northeast 25th Street. We go over this first page is the initial design of what the sign is going to look like. It's a protruding sign. I'm going to zoom in a little bit more on the what's gonna look like here on the wall that's the sign itself sitting on the wall these are the call outs for the sign as far as sizes our sizes go 111 inches by 30 and a half inches and This is the nighttime rendering, where you see the illumination on it. It has LED bulbs going along the border of it. It's made of LED, all of it. I wanted to show some similar drawings, some similar designs. I think they're down here. We have some other similar designs in the Wynwood area. This is similar in the fact that it's going to be the same kind of color. It's made of steel. So the whole background of the sign where you see brown is going to be a rustic steel. Similar to this look here. So it's going to have the light bulbs with the steel kind of look here. And then there's also a few more signs that we look for similar signs. Obviously, this is going to be a unique sign, but there's other similar signs in the area. It's going to have this similar look of a blade sign here. And then also, it's going to look similar to this. Obviously, this one doesn't have neon on it, but it's going to have this same similar look here. Also, Something similar to what Panther Coffee has. It's basically a neon pop-out, which is a blade sign, which is what we call a blade sign. Panther Coffee and also El Patio also has something similar, which is this kind of rustic metal look with neon on top. All this is in Wynwood. Also another similar sign to what we're proposing. It's that pop-out kind of sign with a box. Again, we call this a blade sign. That's how 1-800-LUCKY in Wynwood. And then we have this other similar-looking sign. Same thing. It's a blade sign with the neon. And I think that's it for now. If there's any questions or anything, be free to... We're happy to answer any questions you guys might have.

I have no objections to the sign. It looks great. Maybe they have comments, but... I do want to make a comment. We review a lot of signs in this committee. The examples that you showed were all extremely different from what you have here that you're proposing. I think you even said it. You're like, ours is very unique, but these are examples that are similar too. They're very different. The next time you come up, just examples that are more closely related to what you're showing because those other ones are so different. We've gone through all the different iterations of signage that you're speaking to a group that already has seen almost every single sign in Wynwood. Does that make sense?

Right, right, yeah. I mean, yeah, ours is a little unique. I mean, there's, like, I tried to point out different types of sign. Like, this has the bulbs in it. Right. Plus that metal kind of look. There's nothing exactly, exactly like it, but this also has the bulbs, you know, kind of bulbs going all around it. with the blade sign, so I was trying to find something similar to it, but we are trying to make them something that's not cookie cutter. Yeah, it's not.

It's a very unique sign in comparison to what's in Win-Win. Right, right. Maybe there's one or two that might look similar.

Yeah, they're similar, but nothing exactly like it, right?

The ones that are closely similar to yours, the point is that you don't have them on this. on this presentation?

Oh, yeah. I can go back and look. We did an extensive search in the Wynwood area to find something similar to this, and this was the closest we could find to something similar to this. It has the neon, it has the blade sign feature, but not everything. None of them have neon and bulbs put together, so this is something a little different.

What's the business going to be?

So they're a brewing company. And I believe the client is here. They also have a full service. I think they do food as well, if I'm not mistaken.

Brewing mostly, right? Yeah, that's what I thought. And the space hasn't been built out yet?

please come to the podium yeah you just state your name hi my name is irena i'm the marketing director at la tropical okay uh we've been open since 2021 so this is going to be an evolution of the space um we are at a dead end street in winwood yes and so um we have very little basically zero visibility from north miami ave and this is kind of our way to try to bring people Yeah, bring people in. We are a brewery, and a bar and a restaurant as well. So it's a full production facility, as well as an on site restaurant.

The sign is right directly above like what looks like where they're fixing a car. That's not the space.

no so the this picture um those doors the big garage doors are our loading dock doors for the back of house yeah so it yes it's actually but it's actually not in the back because the back of the building is a different business so our main entrance is actually if you were to pass that neon sign okay um there's like a gate into a tropical garden Garden is the entry of the space. I'm not sure if any of you have been there. And then you proceed to walk into the top room, and then we have the brewery in the back. So this picture is actually our loading dock. It's not where customers walk in.

But that's where the signage is going to be? It's going to tell people to go into your loading dock?

It's... Yeah, because the main entrance is like right after it. So there's a mural that kind of welcomes you. So once you're there, you kind of know that that's not where you go because everything's usually closed. We must have been receiving like a late delivery. I'm not sure.
