I make a motion to approve the consent agenda as written.

10:46 – 11:05•Sandeep Kathuria

I do have a question. Could you go back to the slide, the site plan that shows the 41 town homes? Yes, right there. And did you say the parking, the parallel parking on the Allen Drive is 19? How many spots did you say? There's 19. 19. And those are for visitors? Those are extra parking. Extra parking.

11:08 – 11:35•Sandeep Kathuria

Okay. Are there any other visitor parkings inside? Yes. Can you please identify those? Right here? and right here okay how many did you say are there additional visitor parking i believe there's 21 or 24. okay thank you that's it any other questions from commissioners

29:12•Cynthia Walker

No, I just wanted to refresh my memory. Okay.

40:09 – 42:27•Doug Galletti

I have a few that I want to go through. First of all, I think the looking at it from a commercial versus homes um look it's such an awkward plot of land um that if you leave it as commercial i think it's very awkward for anyone to put it in with the current buildings that are that are there the rear entries of i mean the service stores in the back i drove by and parked in that parking area I think from a retail standpoint, it would be really difficult to put another retail behind this one without asking it to be facing Allen Drive. So I think if anyone's going to put a commercial there, they'r

42:34•Doug Galletti

Yeah, I mean, it's like the whole with the downtown design development, bringing up the gateway. We're trying to, I know this is probably right outside of the downtown, but what is adjacent next to this? Is it?

43:09 – 44:11•Doug Galletti

I would like to see something that is more in line with what the hope is for the overlay heading into downtown. That way it's a little bit more homogenous coming in. You're not looking like you're Patch Wilk. I think we struggle with our downtown being on the Downtown Design Review Committee. We struggle with the downtown that's not overly established in number of buildings. And it's kind of all over the place in eras from 60s, 70s, 80s. So I think it would be I would welcome us having further conversations with the developer that the aesthetics of it really kind of helps bring it into what th

entrance as being a shot through, trying to avoid the roundabout and going around that whole corner, just doing a quick run through the neighborhood to get onto Allen Drive. But I wanted to hear from an engineering point of view. And then I guess my last comment is back to I do like the residential here because I do know that as a city, we are striving for a diversity in housing. I know that we have a backlog of homes that are well established that people are not moving out of because there's not a lot of home stock that we can move into, that people can move into, and I think this gives us an

49:01 – 49:13•Cynthia Walker

I have another question for the engineer. This is concerning Allen Drive. Are you going to widen Allen Drive? Are there going to be turn lanes going in and out of this entrance?

52:55 – 54:05•Sandeep Kathuria

I'd like to just add to what everyone is saying here as well. I Support the townhomes. I do see a concern with the traffic. I know Chris you have mentioned about the downside of adding the third Entry exit from 75 I would still say that if developer and staff can look into that option if there's a way to address that possibly if the If we can shift the Street A exit onto Allen Drive somewhere in the middle of the townhome, then there's an opportunity to not have that direct, quick exit out and shortcut. It would definitely help the residents going in and out of that area. I do recognize the tr

I meant for two cars per house. So that would be 84 cars just for the residents. Oh, just for the residents, yes.

56:14 – 56:37•Doug Galletti

Chair, I'd like to make a motion to recommend approval of a request to establish a plan development with the base zoning of townhome and to adopt development regulations, a zoning exhibit, concept plan, and landscape plan regulated the development of the use of 5.882 plus or minus acres of land in the W.J. Jackson survey, abstract number 48.

1:11:54 – 1:12:11•Doug Galletti

I think this is very helpful for us, but I also think it's helpful for the city itself because there's a lot of people who don't fully understand what the P&Z does, what we have and can and cannot do. So I think this helps pull back the curtain a little bit. So thanks for the staff and everybody for doing this. This is great.
