I have one. You said that you review, you don't actually go out and check. Yes, ma'am. How do you know that people are doing it right? How do you know that they're doing what they say that they're doing?
Okay, thank you. Have you ever considered having spot checks? You know, just surprise people just to keep everybody above board?
But if somebody goes and checks it before they cover it over, that makes me feel better.
And I know that 99.9% of engineers would be perfect.
Is the road 22 feet wide? Yes. Is the travel way 22 feet wide? Yes, ma'am. Okay. And in the staff notes, it said that it does not appear to be dedicated. Do you know about that?
You might want to check with staff about that requirement. All right, and have you contacted the neighbors about this?
Then I have a question about the agreement, the maintenance agreement. It says, let me find it first here. In all my paperwork. I have it underlined, so. All right, I think I have it. All right, it says that the parties will take care of it, but does it define who the parties are?
All right, so are they agreeing to take care of the entire road, or are they agreeing to only take care of what's directly in front of them?
So those three people, the three lots, would be required to keep up the entire road?
Staff, am I misunderstanding this? Are the three people in those lots going to be responsible for taking care of, from the way it's worded in that agreement, are they gonna be required to take care of all the unpaved portion?
I feel like I need clarification on that. All right. Any other questions from staff?
So you want to have it maintained by the county? Is that what you?
To get in contact with all the neighbors and come up with an agreement among all the neighbors. But if you got it so that it was county maintained, then that would solve the problem.
I am concerned about the neighbors not being notified and getting feedback from them. I'm concerned about three people supporting, being responsible for taking care of the entire road. And I would like to get some more information and so, I would recommend deferral.
Would you please restate your, I'm so sorry. That's all right. My concerns were the three residents and the neighbors not getting, being involved. And I wanna make sure about that question about the deed being, not being deeded or dedicated. I want clarification on that too.
He's asking for permission to put more lots on a road than you normally put on a road. And so he's asking for special permission for that. We want to see how the neighbors are affected and how they feel about it. I would feel better about it going forward because they're going to be impacted by our decision.
Without that information, I would probably recommend denial. That's why I'm asking, suggesting that you defer.
But what you're asking for is us to waive the rules to allow you to put more lots on there. Those additional lots are going to impact all the neighbors that already live there. I wanna make sure that it's okay with them. we have one representative but there are a lot of people who live on those roads there are 23 lots and so i want to make sure if they're going to be impacted that they have a chance to say yeah that's fine or no that's not fine or we'll help with the rogue i maintain the road because you're asking us to do something that changes the rules so that you can have more lots that is
I do. Back to one of the slides that was a long ways back. Did it say that you could have cemeteries on the saved part?
OK. I was thinking that it was saying that you could have a cemetery, make a new cemetery in some of the preserved spot, but that's not what it is. Okay. That's not the intent. Okay. All right. I just wanted to make sure. All right. I have a second question, and this is not about this particular one. This is in general with the policy. All right. If you had, if somebody had forested acreage and they wanted to cluster develop in that forested acreage, could they go through and clear cut everything? put up the houses, and then reforest that little bit so that there were, you know, what was all t
And part of having agricultural land, people do use agricultural land to grow timber. But to go in and clear cut is what I'm concerned about. Selective. I feel like negative Nellie tonight. I'm sorry. I just don't think that that's the intent that you all have for it. and maybe we want to come up with some way to clarify the intent.
I have one. Generally, I like to see at least two entrances to a subdivision because of emergencies. And if a hurricane came and blocked that, then you would have 147, the people from 147 houses blocked in and other people blocked out. Will you use the other as an emergency or what's the plan?
Okay, very good. And I also wanted to ask, what will be on the property that is residual, the Flex One property? What's on it now and what do you foresee as being on it in the future?
Okay, so that's all timberland right now?
Madam Chairman, I think that the better of the two options is Flex 1C, and I make the motion to approve that.
I don't have a question, but I would like to confirm that this building has been there and there have been multiple businesses in it since pre-zoning in that part of Berkeley County. And I'm frankly surprised that it is an already neighborhood commercial. And I think that it must have been just a simple oversight by whoever was designating the zonings because it's always been a business there. At times it's been empty, but there's always been a business. It's an established building with a long history. Yes, ma'am.
