I just had a question real quick for the petitioner. Is he available? Have you built more gas stations in the area or in different cities? What was your first location?

A couple? OK. I'm assuming you made a study like, for example, Knowing that there's a market for it, or I know somebody made a comment, or we got an email saying that it was getting a little oversaturated with gas stations, and the residents didn't want to see another gas station. So I'm assuming there's a market for it, or?

okay second third question technically traffic study I've seen in the notes that they did ask for that in the in the planning commissioners zoning board Is there one?

I guess maybe for staff, do we all foresee having to have a traffic light right on Cobalt and Theodore? You know, you have the neighborhood right across the street with the pheasant landing. Last thing I want is kids running across the street on Theodore. I know people speed all the time, you know? I don't want somebody to get hurt. Is that a question that can get answered either from staff or maybe you guys?
