9:42•Ted Burton

Thank you. Madam Secretary, will you please take the roll?

10:18•Ted Burton

Thank you. From what I understand, the traffic was bad.

10:26 – 10:38•Ted Burton

All right, the next item on the agenda is approval of the minutes from July 28, 2026, Planning and Zoning Commission regular meeting. May I have a motion to approve the minutes?

10:48 – 11:31•Ted Burton

Any opposed? Motion passes. Number three, item agenda 3A, Monteverde Major Community Master Plan Amendment, case number PLZZ240013. Public hearing and request that the Planning and Zoning Commission recommend approval to the City Council of an amendment of approximately 156 acres generally located at the west of Miller Road between Lower Buckeye Road and Warner Street. Presenting is my friend, Hot Wheels Ken Gallico.

28:01•Ted Burton

It's been two and a half years. I think it's been quite a long process.

31:27•Sebastian Trupiano

Yes, just couple questions. What is the standard for open space? I thought it was more than 20%.

32:23 – 33:02•Sebastian Trupiano

Sunbelt does a good job. So it looks like all we're doing at this point is just rearranging what's already there. So they do a good job. I think they're doing a good job in Buckeye promoting commerce and things like that. So I got no problem with the plant itself. The one thing that does worry me is, and it's been brought up before probably, is the Warner and Miller intersection there with that bridge being so narrow. And you're just gonna be shoving more traffic onto it. I know it's not part of their property. but is there any plans to fix that? Because I know there was a long time ago someon

33:21 – 33:57•Sebastian Trupiano

Okay. I just want to make, just more traffic. I know it's going to take a little while to get this built up and everything. So, and I love that commercials going down that corner. We need commercials to the big industrial buildings because no one, the guys that work in those industrial buildings have no place to go to get food and everything. So that's good. Everything that concerns me, and I don't know who owns the property, to the northeast of the property, and between Lower Buckeye Road, there's like a sliver of land, Is that city right away, or is that owned by another developer?

34:43•Sebastian Trupiano

But if the city will take care of it, I can give that. Yes. Thank you.

34:54 – 36:45•Donald Bassler

First of all, I want to compliment you on all the changes you made after your meeting with about the 30 people. You made a lot of changes here. I've shared this with some people who were at that meeting and they have been very impressed about the fact that you listened to them and that you made the changes. So you're going to be commended for listening and making the changes. Thank you. To include the removal of trash. that they asked about and it was removed within a couple days. So they were impressed and they were happy with what they had seen. So I think your new plan is a good one. It's a

38:00 – 38:59•Ted Burton

Thank you. I, too, would like to echo the sentiments of my friends. This looks like a win for the city. But I don't know if I can say this or not, Toshka. You can censor me later, smack my head. But we've got to learn how to pass bonds and MNOs, overrides. That would stop all. Most of it anyways, and I'm off my soapbox. Let's open this thing up for public hearing. I have one speaker request card from Tracy Wolfe. Tracy, Ms. Wolfe, will you step up to the podium here and give me your name and address, and you will have three minutes to state your case

42:19 – 42:44•Ted Burton

THANK YOU, MS. WOLFE. THAT WAS THE ONLY CARD. IS THERE ANYONE ELSE BEFORE I CLOSE THE PUBLIC HEARING? You may step up to the podium, but I need you to fill out a speaker request once you're finished, sir. Thank you. If you'd state your name for me and your address.

43:54 – 44:07•Ted Burton

All right. I'm going to close the public hearing. Oh, excuse me. Did you speak first? Address? Do I close it? I will close the public hearing. Back to you, Mr. Kalika.

44:15•Ted Burton

I'm good, if you would talk to Ms. Wolf afterwards.

47:40•Ted Burton

All right. Commissars, any other questions or comments?

47:44•Sebastian Trupiano

I got one question. Just looking at the pictures again, it seems like on the west boundary, that's a trail, not a road. Am I correct?

48:19•Sebastian Trupiano

Okay. It was hard to tell if it was a street or it was the trail that you guys mentioned on the west side.

48:39•Sebastian Trupiano

So, and then maybe a city requirement that wouldn't be really any sense in putting a road there anyways, so, and then access to Warner. Thank you.

48:51 – 49:05•Ted Burton

Thank you. Will there be any more? All right, then I'd like to, may I have a motion to recommend approval to counsel of case number PLZZ-24-0013 subject to conditions A through Z.

49:32 – 49:50•Ted Burton

It's been moved and seconded. All those in favor, say aye. Aye. Any opposed? Motion carries. Will there be any comments from the public? Do I already?

50:06 – 50:18•Ted Burton

Thank you. If I would have read further, I would have known that. Planning manager report?

51:29 – 51:41•Ted Burton

That doesn't count here. Doesn't count here. Any commissioners would like to speak on current events?

51:57 – 52:08•Ted Burton

Nothing to report, sir. you mr bassler nothing tribunal nothing important thank you all right well this meeting is adjourned
