If we can please get started with our lobbyist notes.

5:33•Ligia Ines Labrada

I'd like to call this meeting to order. It's 2.05. Do we have any requests for absence waivers today?

7:28 – 7:40•Ligia Ines Labrada

Yes. And do we have a motion for last month's meeting minutes?

8:25•Ligia Ines Labrada

All right, and we only have one item on the agenda today, so this will be short and sweet. Can we please get started?

18:22•Ligia Ines Labrada

Can you walk us through your ground floor circulation, please?

19:26•Ligia Ines Labrada

So the ground floor parking that you go in, that you access from the north on the street level, the circulation is to go in and out or you have to back out?

20:01•Ligia Ines Labrada

And then I presume are those parking spaces designated for commercial only or how do you?

20:11 – 20:25•Ligia Ines Labrada

And for the office space? How many apartments versus office do you have? What's your? I think so, yeah.

20:37•Ligia Ines Labrada

So the office space, if I saw from the plans, you just have, I guess these are like co-working spaces? Is that correct?

21:09•Ligia Ines Labrada

And since you, before we get started with critiques, since you have your landscape architect here, would you have him present and talk to us a little bit about?

21:26•Ligia Ines Labrada

If you could just walk us through your landscape plan. Sure.

22:37•Ligia Ines Labrada

Thank you. We don't have any other questions. And we'll get started to my left, Mr. Zamses.

40:31 – 42:18•Ligia Ines Labrada

Okay, I definitely see that you guys have used or maybe been inspired and used maybe 1,000 museum as a precedent. And I think on the south facade, it was successful. I think the sculptural elements of the columns where it meets the base of the building, the scale of it is wonderful. I wish it would have been as successful at the roofline. I think there's an opportunity to bring this up as well. Obviously, balconies on the eight-story podium, if you will, I think will benefit. It's hard to see apartments in Miami with no outdoor space. So wherever you can consider that, I think it's a plus. And

42:59 – 43:48•Ligia Ines Labrada

I think the massing works. But I would say I think your south facade is much more successful than the north. And I think there's little tweaks that can be done. You know, the arches that you have expressed on the north side where you just have two arches in the middle, where in the middle you really don't have anything, right? I mean, it's a blank wall. But maybe, you know, delineate where the cars go through. And so express that in that way as well, I think would kind of make that base and that north elevation a little bit more cohesive. And they're simple, you know, simple changes. I think t

45:12•Ligia Ines Labrada

Those are all my comments. Thank you. If we don't have any other comments, are we ready to make a motion?

45:48•Ligia Ines Labrada

Can you please speak into the microphone?

47:18 – 48:06•Ligia Ines Labrada

I would, as a condition, ask that you revisit the north elevation and just take a look at the columns, the expression of the columns on the north facade, specifically on the far ends of the building, where we're missing those. It just seems incomplete. Right, on the east and west ends of the building. Yeah, just kind of delineating where you have the egress and aggressive cars. And then also consider taking a look at the roof line on the south facade. You know, how do you tie in the sculptural aspects and these architectural features that you've expressed on the base and bring it up to the sky
