Good morning, I'm Jim Cursuto. I'm with 4.0 Target Technical Services. I'm the architect for this project. So we're back again. We made some adjustments to the site layout building plan for this particular project to address some of the concerns from the planning department as well as the board at our previous design review board meetings.
So. Introduce the low-high level. Sure. If it changes, how do you respond to them? Absolutely.
Again, we're dealing with the site at the corner of East Turkey Foot and South Main. It was originally a Bay building, and we're trying to convert it, renovate it, to create a new gas station and convenience store for Friendly Express. That's the existing site. This represents the previous middle, or I'm sorry, the updates. The biggest changes that occurred to this site from what was originally submitted was the owners had agreed to demolish the front of the south 20 feet of the existing building to gain more circulation space for the gas pumps, parking spaces that surround the building. Also, in this iteration of the plan, we have eliminated the drive-through that was originally shown on the west side of the building. So there was a small addition. to accommodate the drive-thru window and of course we had I think at the last point six stacking spaces to utilize that drive-thru window. So that has been eliminated as well in an attempt to kind of clean up the site, eliminate another use for the site to go along with the additional circulation space in and around the new gas pumps. So that's the big change to accommodate this site better, have function better. And previously we had submitted, sorry, I'm kind of going through this. So an auto-turn analysis of the site, obviously with the additional space where you can accommodate basically all sorts of traffic on this property. We're showing them the side car and trailer with boats. I know that's kind of a standard symbol for that particular turning radius. And also the tanker truck has easy access in and around the building now. So we accommodate that a little bit better. Previously we were able to prove that, yes, we could accommodate the circulation for those different vehicles on the site. Obviously we bought a little bit more space, essentially 10 foot of additional drive on the north and south sides of the gas canopy and bathrooms. So those are the adjustments that were made that the owner was able and willing to look at. And it still keeps their primary function for this building on facing the intersection, which is the most valuable piece of the property. So it gives them a lot of frontage, keeps their business in kind of trying to focus on that corner while still providing additional circulation and better egress and ingress to the property. Any comments from the board?
Just for the record, this has been your place, and we appreciate Jim, you, and the owners working with us to make this functional. We appreciate everybody working with us. I want to make sure that everybody knows it. I think we got really good to be. We're worried about movements out here. More so than anything else, it's been up here for three, four years, five years, I don't know. Time flies, but it's a good thing. Appreciate it. Good work. Thank you.
