PDD to add an additional approved facade design for the town homes there. Uh this this the PD the hope point was revised from Espironza that was approved August 16th, 2021. Um there's only been one other minor and that was for an entrance sign and you guys approved that on August 20th of 2024. So just to go through these, these first two images are the currently entitled elevations in the in the project and they are asking in addition to these to allow this proposed product. Um I know we talked about it this morning, but one of the other issues is there are some elevations that depict uh nine in a row and those would not be allowed without a further amendment. They only we only have up to six in a row in the PDD currently if you choose to approve this amendment. But um doesn't look like anyone's here tonight, but I guess I'll start with uh the fact that the originally proposed product seems to be better than the proposed product. think the elevations are more interesting. So it kicks off any discussion any of the commissioners would like to take up.
Suzanne, why the change? Um I think it was represented that the current ones are not selling very well. I guess just to give them some more flexibility. Thank you.
I after our workshop this morning, I drove out there and I understand some of the other um commissioners weren't very happy with the facade and the way that it looked. Yes, the landscaping based off of what is was said was going to be done is not there. Um, architecturally wise, it is there. The arbors or the trelluses were added, which makes it a little bit more interesting and upgrades it a little bit. Um, by going to this design that they want to do. To me, it seems like it is it does not match the overall architectural design of that community or the PDD that we originally approved, and it lowers the grade of value to all the other homes within that PDD. Of
course, I'd been out there a bunch of times before, too, but went back again today just to kind of to to, you know, see what that feel is. And uh you know, as we talked about this morning, of course, the new proposed facade doesn't include any of the the elements that we that are not even included in the the the rendering we have here because we had asked them to add the the garage trouses and some of the other details that they put into the plan. Uh and of course, this is void of everything that we asked them to do on the first one. And so, uh, as they're as they're vacating, you know, uh, what we had originally approved, uh, and and then of course trying to bring trying to make the selling improved by doing these kinds of things. U anyway, I agree it's it doesn't add value to the community. it doesn't add value to what they're in my opinion it doesn't add value to what they're trying to achieve out there the uh the biggest thing they could have done would when you look at some of the units and the way they put them out there when you look at this drawing the way you see the driveways where they're not two units with a garage on the same side they do have that situation and the parking it's really some of the stuff is in in how they laid the units out with the parking in my opinion versus they have a facade issue and really it's a redesign to cut the size of the unit out to bring the pricing down. So it's it's uh anyway there I think there's a number of reasons why we would say
not really sure that we would be doing a service to our community by accepting this change. Have any other comments? We ready to take a vote on this? I'll entertain a motion.
