As stated, the applicant is requesting to construct a small 24x 24 seasonal cabin on an undeveloped lot for his family to use as a private getaway. This should not be a detriment to the surrounding area as the lot is very secluded and barely visible from the neighborhood and surrounding property. Planning staff has no objection to the conditional use application. The property is currently vacant and is located in a large lot in a residential area. An additional residential structure in the area should not be to surrounding property. The applicant is in the audience if you would like to ask any question.

Ingress and egress shall be so designed as to minimize traffic congestion in the public streets. The use shall in all other respects conform to the applicable regulations of the district in which it is located. The use shall be in harmony with the character of the area and the most appropriate use of the land.

It will reconfigure five existing lots and create five new lots for future development in a PR3 dwelling district. Public utilities will be available to service the lots at the developer's expense and according to the approved redevelopment contract. Planning staff has no objection to the proposed subdivision. The property is located in a residential district and will have access to city infrastructure. This is phase four of a five-phase project and will continue to develop housing in the area. Gary Pearson, uh, 502 South Dwey, president, North Plat Area Chamber Development Corporation. Uh, this a chamber development owned subdivision. Um, if you've been by there, you see all the the housing that's that's going in. We just put two additional streets, sewer, water, all the infrastructure in this extension of one of those streets. Then gets us over not only creates five new lots, but uh gets us to the point where in that corner is where that uh three fourplex unit that we were successful in getting a real workforce housing fund grant uh to build that and then eventually get a permanent revolving loan fund into the community. uh because that uh alters a little bit away from our original redevelopment plan. We'll probably have to come back and modify that which we'll do prior to the time that we do that project. But that project's also moving along and u so we the subdivisions turning out really good. The properties are selling well and we'll just continue doing what we're doing. It's 33rd lot I think this creates. So perfect.
